Five long-term retail leases negotiated highlight recent transactions by NAI Horizon professionals

PHOENIX, ARIZONA – Long-term leases for three restaurants, a fitness gym, and a barber shop highlight recent deals closed by NAI Horizon professionals. The NAI Horizon retail properties team of Senior Vice Presidents Chris Gerow, Shelby Tworek, Gabe Ortega, and Associate Patrick Anthon negotiated the five transactions.

Chris Gerow, Shelby Tworek, Gabe Ortega and Patrick Anthon represented the tenant, Firehouse Subs, in a 120-month retail lease for 1,800 SF at 5122 N. Dysart Rd., Litchfield Park, AZ. Robert Deaton with Deaton Realty Services represented the landlord, 545657, Inc.

Matt Harper represented the landlord, Hope Thunderbird Investments, LLC, in a 120-month retail lease for 2,000 SF at 5149-5151 W. Thunderbird Rd., Glendale, AZ. Chuck Gibson with SRS represented the tenant, Walgreen Arizona Drug Co.

Service Retailer Inks $2.9M Lease for Tire Sales at Queen Creek Fiesta

PHOENIX, ARIZONA – NAI Horizon negotiated a long-term lease on behalf of the landlord for tire sales and service retailer Tire Works at Queen Creek Fiesta in Queen Creek, Arizona.

The NAI Horizon retail properties team of Senior Vice Presidents Chris Gerow, Shelby Tworek, Gabe Ortega, and Associate Patrick Anthon represented the landlord, Queen Creek Fiesta, LLC of Scottsdale, Arizona, in the transaction totaling $2.9 million.

“This was a great company to work with,” Gerow said. “This location is between AAMCO and Brake Masters and should be a top-performing store for many years.”

Tire Works will occupy a 5,400 SF pad at Queen Creek Fiesta, 21545 S. Ellsworth Loop Rd., in Queen Creek. Queen Creek Fiesta is anchored by a Planet Fitness. Other tenants scheduled to open include Five Guys, Hand and Stone, and ATI Physical Therapy.

The tenant, GB Auto Services, Inc., of Tucson, Arizona, was represented by Courtney Auther and Cameron Warren of Phoenix Commercial Advisors.




CBRE Arranges $16 Million Sale of Two-Property Goodwill Portfolio

PHOENIX, Arizona – CBRE completed the sale of a two-property portfolio leased to Goodwill, located at 8053 East Raintree Dr. in Scottsdale, Ariz. and 4570 South Higley Rd. in Gilbert, Ariz. The properties sold for $10.2 million and $5.8 million, respectively.

Joseph R. Compagno with CBRE’s Phoenix office represented the seller, Ariz.-based, The Mack Company. Tom Kolb of Keller Williams Northeast Realty represented the buyer, Calif.-based Cahuenga Lofts, LLC.

“We were able to source a high net-worth Los Angeles-based buyer who had immediate interest in this two-property portfolio given the well-known tenant and excellent locations in both Scottsdale and Gilbert,” said CBRE’s Compagno. “The buyer had a very large 1031 exchange requirement that they needed to satisfy with this purchase. They ultimately closed on the portfolio in an all cash deal in less than 25 days.”

The approximately 25,000-square-foot freestanding Scottsdale Goodwill is located on the southeast corner of north Hayden Road and east Raintree Drive in the busy Scottsdale Airpark. The Airpark encompasses approximately 8.6 square miles with over 2 million square feet of commercial space. This location is less than three miles from the main entrance of the Scottsdale Airport.

The Gilbert Goodwill occupies a nearly 22,500-square-foot freestanding building located within the Higley Pavilion Shopping Center on south Higley Road north of east Queen Creek Road.
