Phoenix Lease Report December 7-11, 2020

This week’s Phoenix Lease Report highlights a 25-month industrial lease to Arizona Fashion Source, handled by Mark Wilcke and Dylan Whitwer of NAI Horizon and Justin Cirell with ROI Properties.

The following leases were reported to the Real Estate Daily News for Phoenix between December 7-11, 2020.

Mark Wilcke and Dylan Whitwer of NAI Horizon represented the landlord, ICC Tempe, LLC in a 25-month industrial lease for 13,940 SF at 2507 W. Erie Drive, Tempe, AZ. The tenant, Arizona Fashion Source, LLC was represented by Justin Cirell with ROI Properties.

Kevin Higgins, Lane Neville and Logan Crum of NAI Horizon represented the landlord, Crismon Superstition Development, LLC in a 120-month for 0.02 acres of land at 10153 E. Hampton Ave., Mesa, AZ. The tenant, Eco-Site II, LLC was self-represented.

Chris Gerow, Shelby Tworek, Gabe Ortega and Patrick Anthon of NAI Horizon represented the tenant, Laundry Republic, LLC in a 123-month retail lease for 2,541 SF at 3202 E. Greenway Road, Phoenix, AZ. The landlord, AP Capital Holdings LP was represented by Kalen Rickard with Western Retail Advisors.

Matt Harper, CCIM, of NAI Horizon represented the landlord, Sayan 26 Investment Group, LLC in a 26-month retail lease for 2,400 SF at 4323 W. Cactus Road, Glendale, AZ. The tenant, Mohammad Al-Taee was self-represented.

Joe Pequeno and Troy Giammarco of NAI Horizon represented the tenant, Laura Shantiece Jimmerson, Kenny Lindsey and Carmea Bass in a 39-month office lease for 2,133 SF at 4150 W. Peoria Avenue, Phoenix, AZ. The landlord, Tlaquepaque Office Plaza, Inc. was self-represented.

Palomino and Open Sky Mobile Home Parks in Tucson sell for $2.4 Million

TUCSON, Ariz. Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Palomino Mobile Home Park and Open Sky Mobile Home Park, both located in Tucson, Arizona.

According to Ryan Sarbinoff, regional manager of the firm’s Phoenix office, the assets sold for $1.3 million and $1.1 million, respectively, and an aggregate of $2.4 million.

“After owning these parks for 20 years, the seller accepted our buyer’s offer to sell his final two parks in his portfolio,” said Michael Escobedo, an investment specialist in Marcus & Millichap’s Phoenix office. The seller plans to move out of the country with the proceeds to enjoy retirement.

“The buyer, a limited liability company, has a major Tucson-based operation so his management team will oversee the new park,” explained Escobedo, who procured the buyer in this transaction. The buyer recently purchased the neighboring park where he is rebuilding from the ground up and plans to do the same with these two newly acquired parks. “He plans to remove all the old homes, bring in all new inventory and spruce up the existing amenities. The rents will remain competitive and new affordable housing will be created,” Escobedo added.

Palomino MHP is located at 3535 East Alvord Road and Open Sky MHP is located at 3626 East Drexel Road in Tucson, Arizona. Palomino MHP, built in 1962, has 61 spaces (sold at $21,311 per pad) and was 51% occupied at the time of sale. Open Sky MHP, built in 1972, has 43 spaces (sold at $25,581 per pad) and was 75% occupied at the time of sale.
