Rommie Mojahed represented both parties in Multi-state cannabis testing lab sale in Phoenix

Phoenix, Arizona – If Covid-19 was not challenging enough, the recent office sale in Phoenix exemplifies how great relationships in commercial real estate prevail.  SVN Desert Commercial represented the buyer and the seller in a recent office sale in Phoenix.  Seasoned advisor, Director of Retail Leasing & Sales Investments, Rommie Mojahed closed the deal for $650,000.

“There is no doubt that this deal really demonstrated a team effort from all the parties involved,” said Rommie Mojahed.  “Due to the short time frame and hurdles within the deal, both buyer and sellers worked diligently to get this closed.”

The office building is located at 3141 E. Clarendon Ave in Phoenix.  The freestanding corner building is ±7,144-square-feet with their own parking lot. It is located just south of Indian School near multiple freeways in any direction.  The sellers Richard Cook, and Linda Cook sold to out of state buyers, Daylight Properties LLC.  Daughter of the sellers, local Arizona resident Elaine Sanchez was instrumental in the preparation for the sale of the building.  She was on site during the process and helped in every capacity.

“Wow, the different great marketing makes! We are extremely happy with the results! SOLD!,” said Sanchez.  The building will be leased long-term by Highgrade Labs. Highgrade CFO Elijah Lavicky stated, “Rommie was great to work with.  He was responsive and extremely helpful every step of the way.  We told him we wanted to move fast, and he pushed hard to make that happen.”

Highgrade Labs is an accredited, multi-state cannabis testing laboratory.  In Arizona, cannabis products must be tested for pesticides, heavy metals, harmful microbes, and other contaminants before they can be sold in dispensaries.  According to azmarijuana.com, there are nearly 120 medical marijuana dispensaries operating in Arizona.  “Our team of professionals at Highgrade uses the state-of-the-art technology to generate accurate results quickly and consistently. We take pride in working with our grower and processor clients,” said Lavicky.   Kyle Tarver will be operating at the new Phoenix location and they expect to hire anywhere between 10 – 20 employees over the next year or so.

“The building has great bones, so we’ll do a few minor updates to get the space bright and sparkling,” stated Tarver.  He continued to mention that the finished lab will have a sampling area and 5 separate offices for the chemists and their instruments. The new owners look forward to inviting everyone in to check out their newly renovated office when they open in January 2021.

Tarver said, “Working with Rommie was great.  He was always in communication and I could count on him to answer any questions I had within the same day. Oracle Canyon, a 36-Unit Apartment Property in Tucson, AZ Sells for $4.05 Million

TUCSON, Arizona Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Oracle Canyon, a 36-unit apartment property located in Tucson, Arizona. According to Ryan Sarbinoff, regional manager of the firm’s Tucson office, the asset sold for $4,050,000 ($112,500 per unit)

“Oracle Canyon presented an opportunity for additional scale for the buyer in the Arizona market mirroring a larger trend of investment capital leaving the Coastal market for secondary and tertiary markets such as Tucson,” stated James Crawley, investment specialist in Marcus & Millichap’s Tucson office.

“The seller had extensively renovated Oracle Canyon’s interior and exterior, most notably, a programmatic interior renovation scope achieving new watermark rents,” added Hamid Panahi, first vice president investments in the firm’s Tucson office. “With a lack of new supply and barriers to entry in infill locations such as Oracle Canyon’s, the buyer can continue to turn the unrenovated units for a corresponding premium and meet demand.”

Panahi and Crawley had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, a private investor, was also procured by Panahi and Crawley.

Oracle Canyon is located at 331 West Pastime Road in Tucson, Arizona. Delivered in 1984, Oracle Canyon was built by local developers Vasquez Construction of entirely two-bedroom/two-bathroom floor plans, featuring a pool and spa, gated entry, and on-site leasing office.

Marcus & Millichap Arranges the Sale of St. Johns RV Resort in Saint Johns, AZ

SAINT JOHNS, Ariz., Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of St. Johns RV Resort, a 20.33-acre recreational vehicle and manufactured home resort located in Saint Johns, Arizona.
