$6.5M Sale Lands South Tucson Shell Station Retail Property Near I-10

TUCSON, ARIZONA (Aug 20, 2026) — Kirpa Wilmot LLC purchased 4.74 acres of retail property at 7710 S. Wilmot Road and 7674 S. Wilmot Road in Tucson for $6.5 million in South Tucson submarket.

Union Financial Management Services, LLLP and Wilmot I 10 Holdings LLC were the sellers.

Rob Tomlinson, Principal and Retail Specialist with Cushman & Wakefield | PICOR, represented the seller. Simon Assaf and Ethan McAffee with Matthews Real Estate Investment Services Inc. represented the buyer.

The property is located near the Wilmot Road interchange with Interstate 10 in Tucson’s south submarket, an area that continues to attract retail, industrial and logistics investment because of its access to the interstate and proximity to major employment centers.

The transaction includes multiple parcels totaling approximately 4.74 acres. The property at 7710 S. Wilmot Road includes a convenience store and fuel dispensing operation historically associated with Shell. Property records indicate the fuel component includes six pump stations and 12 pumps. Halo Cannabis also operates from the 7710 S. Wilmot Road address.

The improvements include approximately 6,741 square feet of building area, according to property information associated with the transaction. The site was developed in 2006 and is zoned C 2 General Commercial.

At the $6.5 million purchase price, the transaction equates to approximately $1.37 million per acre across the combined 4.74-acre site.

Kirpa Wilmot LLC is affiliated with California based Kirpa Capital Partners, an investment and operations platform.

The acquisition adds another sizable commercial property transaction to the Wilmot Road and Interstate 10 corridor, which has become increasingly important to Tucson’s commercial real estate market. The area provides direct interstate access and serves a mix of retail customers, nearby residents, travelers and employees working throughout Tucson’s southeast industrial and employment corridors.

The sale closed August 10, 2026.
