Angie’s Prime Grill net-leased drive-thru sells on Campbell for $3.55 million

TUCSON, AZ (January 30, 2026) – The net-leased retail property occupied by Angie’s Prime Grill at 2574 N. Campbell Ave., Tucson, AZ sold for $3,550,000 ($2,329.40 PSF) on January 23, 2026.

The 1,524-square-foot drive-thru building (built 2024) sits on 0.33 acres in Tucson’s Central submarket, at the southwest corner of Campbell and Copper Street.

The investment asset closed at a 6.51% cap rate, based on the marketed NOI of $231,030.

The property is described as a fast-food restaurant use with drive-thru, supported by a 20-year absolute lease featuring 2% annual rent increases, consistent with investor demand for long-term, operations-light, net-leased QSR product in established infill corridors.

The seller was Fortis Campbell LLC, an affiliate of Fortis Development of Mesa, c/o Kevin Benson.

The investor is Wilcox Center II LLC  of Tucson, c/o Neil Kleinman.

The Net Lease Property Group of CBRE in Phoenix handled the transaction with Benjamin Farthing and Owen Littrel.
