Aqua Verde Ranch sale includes 19,500 acres of grazing rights and three wells

TUCSON, AZ (March 5, 2026) — A large Southeast Pima County ranch property known as The Aqua Verde Ranch has changed hands in a $3.05 million investment sale, combining deeded acreage near Vail with substantial grazing rights and water infrastructure.
The Aqua Verde Ranch, located at 18891 E Miller Ranch Road in Vail, encompasses 237.39 acres (about 10.34 million square feet), pricing the land component at approximately $12,848 per acre (or $0.29 per square foot).
The seller was Ray Ranches LLC, represented by Ms. Elizabeth Ray (member), and the buyer was Polley Ranches LLC, represented by Mr. Sam Alan Polley (manager).
In addition to the deeded acreage, the transaction includes approximately 19,500 acres of State, County, and U.S. Forest Service grazing rights and three wells, with the property value annotated as $12,000,000 of personal property tied to those components.
The wells are supported by natural springs and an extensive upgrade to the water distribution system, underscoring the ranch’s operational capability for livestock and land management.
The property is described as being between Vail Hills and the base of the Rincon Mountains, with the ranch bisected by Agua Verde Creek, creating a lush corridor of local flora and fauna while remaining within a short drive of Tucson.
The sale also includes a 1,680-square-foot newly constructed home with two bedrooms and two bathrooms, plus an attached one-bedroom/one-bath apartment with a full kitchen.
