TUCSON, AZ (Aug. 26, 2026) — Inspirations of River Centre, a 112-bed senior housing community at 5665 E. River Road in northeast Tucson, sold for $7 million in an off-market transaction.

Sierra Holding LLC of Eagle, Idaho, acquired the 46,187-square-foot assisted living property from Tucson AL RE LP. The sale closed August 3, 2026. The property sits on approximately 2.79 acres and traded for about $151.56 per square foot, or approximately $62,500 per bed.

The buyer is affiliated with The Pennant Group, an Idaho-based operator of senior living, home health and hospice businesses. Andrew Rider is listed as manager of the acquiring entity. The seller, Tucson AL RE LP, uses a Louisville, Kentucky address associated with Ventas-related senior housing ownership entities.

The transaction was completed off-market.

Built in 1998, Inspirations of River Centre includes approximately 51 to 75 senior living residences in a mix of one- and two-bedroom configurations. Amenities include an on-site beauty salon and barber shop, library, café, courtyard, fitness and wellness classes and scheduled transportation services.

The community remains in operation as Inspirations of River Centre and continues to market assisted living accommodations at the River Road location. The property continues to be operated by Grace Management.

The sale represents another institutional transaction in Tucson’s senior housing sector, where operating performance, demographics and long-term demand continue to attract specialized investors despite higher capital costs and a more selective lending environment.

The property is located east of North Craycroft Road near the River Road corridor, one of northeast Tucson’s established residential and medical service areas.

The office is anchored by a dramatic double-volume center stairwell, with a cascading crystal chandelier and gallery-style display wall highlighting past Jetset magazine covers. Purpose-built spaces include open and private offices, a conference area, high-end employee kitchen, private shower room and professional photography studio concealed behind a bookcase. The office also features a state-of-the-art podcast studio with uniquely backlit acoustical panels, and a high-efficiency, dimmable LED lighting system that helps to reduce energy consumption while preserving a dramatic visual experience.

Phoenix Design One served as the project’s interior architect. Alexander Building Company is the general contractor and Threaded Studios is the architect. Forward Tilt was the furnishings consultant.

TUCSON, ARIZONA (Aug. 26, 2026) — The City of Tucson is seeking construction bids for a major widening and reconstruction project along Silverbell Road between El Camino del Cerro and Goret Road.

The City issued Invitation for Bid No. 270146 on August 19 for approximately 3.27 miles of roadway improvements. The work includes 2.63 miles of Silverbell Road, extending from about one-quarter mile north of El Camino del Cerro to approximately 0.2 mile north of Goret Road, along with improvements to portions of El Camino del Cerro and Sweetwater Drive.

Plans call for construction of four travel lanes with medians, curbs and sidewalks, a multi-use path, traffic signals, street lighting, landscaping and irrigation, utility improvements and new drainage facilities. The City lists the project in a construction price range of more than $10 million and has established a 5% Small Business Enterprise participation goal.

The project is expected to involve a lengthy construction period. Solicitation documents call for approximately 730 calendar days, or two years, of construction, followed by a landscape establishment period. Contractors will be required to maintain two-way traffic on Silverbell Road, El Camino del Cerro and Sweetwater Drive during construction, as well as pedestrian and emergency vehicle access.

The improvements have been in the planning and design pipeline for several years. City records identify the project as Plan No. I-2016-002, and Tucson’s Department of Transportation and Mobility previously listed the Silverbell Road segment from El Camino del Cerro to Goret Road among its upcoming transportation projects.

A pre-bid conference is scheduled for August 27 at 1 p.m. Arizona time. Contractor bids are due September 21 at 2 p.m. Arizona time, with the bid opening scheduled for the same time.

The project represents another significant infrastructure investment on Tucson’s west side as residential development and traffic demand continue to increase along the Silverbell corridor.
