Daniel’s Moving & Storage leased 37,200 sq. ft. at 3131 and 3135-3137 S Dodge Blvd. Daniel’s is a Phoenix-based family run business founded in 1978 by Daniel G. Ozbun. It has been in Tucson since 2007, specializing in commercial and residential services. Offering a full-service agency that provides packing, crating, protected storage and local, long distance and international transportation services as well as office modular reconfiguration services, asset management, warehousing and storage for all goods and services. Daniel’s is in six states and a part of a network of more than 500 Atlas agents across North America. Daniel’s has doubled the size of its facility with this new lease. Real Estate Facts, Rumors and half-truths

The sale of Wilmot Plaza has rumors buzzing in Tucson’s real estate community these days. Since we report only facts at the Real Estate Daily News, the fact is there are many rumors and half–truths. We can confirm the following on the property at 6301-6371 East Broadway and 10 N Wilmot Road, located at the northwest corner of Broadway and Wilmot, it did sell for[mepr-show rules=”58038″] $6.2 million. The seller, two families that owned the center since 1961, Wilmot Plaza, LLC of Houston, TX finally sold it after they were approached by multiple groups.

The property is a total of 9.8 acres and according to public records, Bourn Companies on behalf of the seller rezoned 2.6 acres from R-1 to C-1 for redevelopment in 2012.

Built in 1956, the property consists of relatively large buildings grouped along the northern and eastern edges of the site, two small, free-standing vacant buildings near the Broadway/Wilmot intersection, and a small building at the northwest corner of the site. The shopping center was zoned commercial C-1, except the strip of land on the north and east property boundary.

Tucson General Plan defines the area as a regional commercial activity center that includes Park Place Mall and several shopping centers along Broadway Blvd, a high density office and residential node northwest of the intersection and the St. Joseph’s Hospital and medical office complex. The General Plan also encourages redevelopment and expansion of strip commercial development to improve traffic flow, pedestrian circulation and safety, and streetscape quality, providing primary access from an arterial street away from residential uses.

The center was 60-70% vacant when it sold to BP Wilmot Plaza, an investment group formed by Don Bourn, managing member.

Here’s where the rumors start, because we all anticipate Bourn Companies has some incredibly fabulous redevelopment plan for this property, with high profile tenant(s), that will totally transform the dynamics of this corner, as they have done in other retail centers, otherwise why buy it?

But they aren’t ready to discuss it yet, according to Bourn, “We bought the property because we liked it and we are excited by its potential.”

Paul Schloss, who is co-marketing the project with Bourn Advisory Services, LLC went on to explain, “The developer does not respond to rumor or speculation regarding specific tenants. But will do so when they have definitive information to share.”

So, there you have it. We will all have to wait until the new owner has something ready to share, and in the meantime, wish them nothing but good luck in inking a deal with one or more of the rumored tenant(s) at this prominent intersection.

Arizona’s 1st 90-Point Wines Grown on So AZ Vineyard

Wines from two Arizona family-owned vineyards and wineries, Page Springs Cellars and Burning Tree Cellars, have been recognized with 90-point scores by Wine Spectator Magazine. These are the first of Arizona wines to receive scores that exceed 89 points.

The two Arizona wines recognized and also receiving “outstanding” scores from James Molsworth, Senior Editor at Wine Spectator, in a blind tasting were the 2010 Page Springs Cellars Colibri Syrah, Clone 174 and 2010 Burning Tree Cellars Colibri Syrah, Clone 99. Molsworth called the Page Springs Cellars Syrah “Sleek and pure, fresh and driven overall” and said “Ripe, sleek and focused, with a well-embedded acidity” of the Burning Tree Syrah.

Both of the 90-point Arizona wines were made from grapes grown on the Colibri Vineyard in southern Arizona and blended, bottled and cellared at Page Springs Cellars in Cornville, Arizona.

Corey Turnbull, co-owner of Burning Tree Cellars, said, “It’s pretty remarkable that two unique wines made by completely separate labels were brought back together by the vineyard that their fruit came from. Colibri gives its fruit a distinct character that has had an undeniable hand in helping us reach our 90 points. We’re very honored to be one of the first for Arizona wine, but there are certainly more to come.”

Colibri Vineyard was planted in 2000, on the site of the old Morrow apple orchard, located in east Whitetail Canyon, on the northeast slopes of the Chiricahua Mountains in Southern Arizona. Located on north-facing slopes at an elevation of 5,200 feet, Page Springs has seven varieties of wine grapes planted: Syrah, Grenache, Mourvedre, Counoise, Roussanne, Viognier and Petit Verdot. These varieties are found most commonly in the Rhône Valley of France, and many of these clones were originally collected there.

Birds, bears and deer are part of what makes Whitetail Canyon so unique. The wildlife is abundant as the vineyard is located in a pretty wild part of Arizona. That brings with it some challenges in growing lots of tasty grapes. All (yes all!) of the vines are covered with bird netting.

Eric Glomski, Owner and Head Winemaker at Page Springs Cellars, manages the Colibri Vineyard, which has become a labor of love for the winemaker since he took over in 2011. The vineyard’s harvest was destroyed by a wildfire in 2011, and has also suffered losses from frosts and freezes. Glomski is currently in the process of purchasing the property and is very optimistic about the upcoming vintage.

Glomski commented, “We’ve been dealt our share of challenges as winegrowers in Arizona – both in the uncharacteristically unique trials of the land and climate, to overcoming and winning over perceptions of Arizona as a winemaking region at all.” Glomski continued, “We’re so proud of the wine industry here in Arizona, and are more than thrilled to be producing the caliber of wines that we always knew was possible. These scores came as a result of a lot of hard work from a lot of people, but ultimately this is a triumph for Arizona.”

With both award-winning wines sold out, Page Springs Cellars has opened up pre-orders of the 2012 vintage for both syrahs. Bottles will be available for sale online for $50 per bottle, for a limited time. Page Springs Cellars Wine Club Members will have the ability to reserve bottles first, and any remaining inventory will go on sale to the public on August 2.
