USA Pawn & Jewelry through affiliates (Craig McCall, Managing Member) sold two of its Tucson stores in sale leaseback agreements. The property at 4870 E 22nd Street sold for[mepr-show rules=”58038″]$995,000 ($187 PSF) to a California investor and the store at 5000 E Speedway sold for approximately $1.4 million ($133 PSF) to a Colorado LLC.  Both have been operated as successful USA Pawn shops, one for the past ten years & and the other, for fifteen years.

Within the past year, both properties have undergone approximately $100,000 in remodeling, including increasing building elevation height to approximately 25 feet and other visual enhancements. With the remodel complete, both have a ‘can’t miss’ or billboard-type visibility. Both are infill locations surrounded by high-density population.

The property being served by a median break with a left hand turn lane from Speedway provides easy access for traffic in both directions.

The other freestanding building at 4870 East 22nd Street is located east of Swan Road on .36 acre, also on one of Tucson’ s most heavily trafficked arterials (±46,000 acpd*) with six driving lanes. The property is serviced with a median break and left hand turn lane to provide easy access for both east and westbound traffic.

The buildings will continue to be occupied by USA Pawn as part of the sale lease back agreements between seller and investors.

Walmart Denied Request for “Equal Treatment” at El Con

The Arizona State Liquor Board sided with the City of Tucson is denying a liquor license to WalMart for the El Con Mall location.

Board members cited the complaints of the neighbors of the mall at 3601 E. Broadway. The same mall houses Target which does have a liquor license.

The City of Tucson has worked actively to block the development of WalMarts and certain other big box stores.

Neighbors have fought the Walmart due to their insistence that it attracts “undesirable” people as opposed to the more “desirable” people who shop at Target.

In March, the City killed plans for a Sam’s Club at the northwest corner of Irvington and I-19.

Sam’s Club would have been completed this year, in an underdeveloped, economically poor area in Tucson’s Ward One. It would have added approximately 160 new jobs; it would have brought about $4 million to the city coffers from the sale and as much as $750,000 more in impact fees. In addition, it would have brought an estimated $1.5 to $2 million annually in sale taxes for many years to come.

Tucson Residential Values Up 3.27% in June

tucsonskyEach month, the Tucson Association of REALTORS® Multiple Listing Service (TAR/MLS), releases Residential Statistics and Rental Statistics. Highlights follow with a link for the latest available data and full June reports.

Residential Sales Highlights:
• Total Sales Volume of $274,731,163 is an increase of 0.54% from May’s $273,255,331 and a 23.86% increase over June 2012.
• Average Sales Price for June of $196,376 is a 3.27% increase from May’s $190,156.
• Average List Price for June $202,547 is a 3.07% increase from May’s $196,508; and a 12% increase from June 2012’s level of $180,851.
• Total Under Contract (2,342) is down in June, a 13.32% decrease from 2,702 in May.
• Total Unit Sales decreased from 1,437 in May to 1,399 in June.
• Median Sales Price of $160,000 for June is 2.24% increase from May’s $156,500.
• New Listings increased 0.11% from 1,746 in May to 1,748 in June.
• Total Active Listings were 3,953, the same as in May; and have increased 13.79% since June 2012.
• Average Days on Market decreased to 53 for June from 57 in May.
• Conventional loan sales accounted for 39% of sales, continuing to exceed Cash sales of 28%.
