Phoenix, Arizona – Emily Currie, a specialist in leasing and sales of office properties, has joined Colliers International in Arizona as associate vice president in the office properties group.

Currie specializes in representing both tenants and landlords in the leasing and sales of office properties throughout Greater Phoenix. During her career, Currie has been involved in the sale of office, retail, industrial and multifamily assets totaling nearly three million square feet. Her career in commercial real estate began in 2008 working at CBRE in investment sales. During her tenure in the industry, she was named Most Valuable Player in the CBRE Private Capital Group, Rookie of the Year at Newmark Knight Frank (NKF) and 2018 Rising Star at NKF.

Currie is a member of the Developing Leaders in the Arizona chapter of the National Association of Industrial and Office Professionals (NAIOP) and the women’s association of AZCREW.

A native of Arizona, Currie holds a bachelor’s degree in business and communications from Arizona State University.




Rio Nuevo Board Advances Julian Drew Lofts Project and Sunshine Mile Project

The Julian Drew Lofts would be built on the parking lot west of the Julian Drew building.

TUCSON, ARIZONA – The Rio Nuevo Board of Directors moved ahead with a $9 million mixed-use project at East Broadway and South Arizona Avenue.

The Board unanimously voted to advance the Julian Drew Lofts with a $1.75 million, 25-year loan to Ross Rulney, the project’s developer. If construction costs warrant it, the district could contribute another $100,000. The deal is contingent on an economic study of the project and other negotiations with the Board.

The five-story complex at 140 E. Broadway, in the historic Julian Drew block, will house 3,350- square-feet of retail on the ground floor and 44 loft rental units in the upper floors. The units will have 16-foot ceilings in order to accommodate lofts that will be built over each kitchen. A second-floor roof terrace in the building will extend to the east to offer a common space for residents and access to the top floor of the Julian Drew building.

In other business, the Board unanimously voted to pay $168,900 for a parcel at 1703 E. Broadway Blvd as part of the Sunshine Mile project.

Sunshine Mile is designed to improve Broadway Boulevard between Euclid Avenue and Country Club Road. The project, in connection with the City of Tucson’s plan to widen Broadway from four to six lanes, will offer opportunities for future development and historic preservation and increase the possibilities to create unique, inviting and activated space for the community.

Improvements along Broadway will include bike lanes, sidewalk improvements and landscaping.

In a development on the 75 E. Broadway project, Marcel Dabdoub, who is working with Peach Properties to build a 12-story, mixed-use building on the site at East Broadway Boulevard and South Sixth Avenue, shared with the Board of Directors that developer/general contractor JE Dunn would like to transfer its ownership share in the project.

The development would include two stories of retail, five parking levels with approximately 350 parking spaces, and five floors of office space. Dabdoub said the parties are negotiating a purchase agreement that they hope to have drafted and executed next week. See Real Estate Daily News Board approves lease-purchase of 75 E. CBRE Arranges $21.45 Million Sale of Metro Phoenix Retail Portfolio

Phoenix, Arizona – CBRE announced the $21.45 million sale of a retail portfolio comprising four metro Phoenix retail assets totaling 29,001 square feet and three fully improved developable retail pads in Phoenix’s West Valley. An unnamed private family trust acquired the portfolio from TradeCor LLC.

CBRE’s Glenn Smigiel, Bob Young, Steve Brabant, Rick Abraham, Bill Bones and Chris Ryan represented TradeCor LLC in the transaction. Bruce Francis, Bob Ybarra, Dana Summers, Shaun Moothart and Doug Birrell of CBRE Debt & Structured Finance secured an $11.1 million loan on behalf of the borrower.

The portfolio features fully-leased retail assets in diversified locations across metro Phoenix and a roster of high-quality national tenants. The portfolio includes a 8,252-square-foot, two-tenant retail pad at the northwest corner of Power Road and the U.S. 60 in Mesa, Arizona that is 100 percent leased to Verizon Wireless and Eyeglass World; a 12,500-square-foot, four-tenant retail pad at the southeast corner of Bell Road and Litchfield Park in Surprise, Arizona that is 100 percent leased to Verizon Wireless, FedEx, Chipotle and Pacific Dental; a 6,249-square-foot P.F. Chang’s ground lease located at the southeast corner of McDowell Road and Bullard Ave. in Goodyear, Arizona; and a 2,000-square-foot Valvoline ground lease near the northwest corner of McDowell Road and Pebble Creek Parkway in Goodyear, Arizona.

Additionally, the portfolio includes three fully improved developable retail pads located at the southeast corner of Bullard Ave. and McDowell Road in Goodyear, Arizona. The land parcels are located in the heart of the West Valley’s new transportation and employment corridors, which is spurring residential, retail and commercial development, according to CBRE Research. Goodyear’s annual population growth is anticipated to be 69 percent greater than metro Phoenix.
