Brenna Lacey Handles $12 Million in Marketplace at the Bridges Sales for Bass Pro Shop & LivAway Hotel

TUCSON, AZ (July 22, 2025)Brenna Lacey of VOLK Company recently completed two major commercial real estate transactions totaling more than $12 million within Marketplace at the Bridges, a dynamic 110-acre mixed-use project that continues to attract national retailers, entertainment venues, and hospitality brands. Located along I-10 between Kino Parkway and Park Avenue, Marketplace at the Bridges has become one of Tucson’s most sought-after retail destinations—anchored by high-performing Costco and Walmart Supercenter locations.

In the larger of the two recent deals, Lacey represented Tucson Retail LLC in the $10,100,000 investment sale of a long-term ground lease to TMY BPS Tucson LLC, which is ground-leasing the site at 1500 E Tucson Marketplace Blvd. to Bass Pro Shops. The transaction closed on July 15, 2025, and reflects strong investor demand for triple-net (NNN) retail investments backed by iconic national brands.

Prior to this sale, Lacey had also represented the seller, Tucson Retail LLC, in the original ground lease transaction with Bass Pro Outdoor World, helping secure the outdoor retail giant’s commitment to the Tucson market. The future Bass Pro location is now under construction and is designed to serve as a regional outdoor retail destination for the entire Southern Arizona region. Often dubbed “The Walt Disney of the Outdoors,” Bass Pro is known for integrating immersive design with shopping, including water features, hands-on displays, and live fishing demonstrations. The new store will span over 100,000 square feet and is expected to draw significant foot traffic as a “retailtainment” anchor.

In a separate transaction, Lacey represented Tucson Retail LLC in the sale of a 3.19-acre parcel on June 6, 2025, to Tucson Hotel Holdings LLC for $2,163,000. The buyer plans to develop a 126-room LivAway Suites hotel next to Costco along Kino Boulevard. LivAway Suites is a growing extended-stay hospitality brand offering clean, modern accommodations for longer-term business travelers, medical visitors, and relocating families. The new hotel will contribute to the area’s expanding hospitality ecosystem and has broken ground for a Summer 2026 delivery.
