Former 85-Space RV Park on Tangerine Road Trades for $3.35 Million in Marana

MARANA, AZ (February 10, 2026) — A former RV park property with eighty-five RV spaces at 9001 W. Tangerine Road in Marana’s Northwest submarket sold for $3,350,000 in an investment transaction.

The buyer completed the acquisition as part of a 1031 exchange, and the deal was structured as an all-cash transaction, recorded on January 22, 2026.

The site totals approximately 17.21 acres (about 749,668 square feet) and includes 2,057 square feet of building area associated with the former park operations. Based on the sale price, the property traded at approximately $194,654 per acre (about $4.47 per square foot), equating to roughly $39,411 per RV space.

The listing broker reported the asset was “sold for land value.” The prior use code reflects Travel Trailer or RV Park, and the property is described as a former RV park in average condition. The buyer owns other RV Parks, we were told.

The property was sold by Tangerine Properties LLC and 9933 Investments LLC (Glendale) to Towncentre Professional LP, shown c/o Porter-Livingston Development Inc. (General Partner), with Mr. Perer Graziano, as a member.

The property is located at 1241 W. Roger Road, Tucson, AZ 85705, in the Central submarket. The asset totals 43,538 square feet on approximately 2.19 acres, priced at $199.73 per building square foot, with 124 beds.

Built in 1964, the complex is described as mixed construction in average condition. Marketed as student housing, the property includes two two-story buildings and offers a mix of units, including one four-bedroom floor plan, along with amenities such as remodeled common areas, self-service laundry, a pet park, a library, a courtyard, a BBQ grill, a picnic area, and a swimming pool.

The seller was The Andrew & Pilar Glassman 2025 CRT, and the buyer was 10255 East Vail, LLC, c/o Brian Emma.
