TUCSON, AZ (March 27, 2026) — A two-property Tucson cannabis dispensary portfolio occupied by Earth’s Healing sold March 20 for a combined $6 million ($784 PSF), reflecting investor demand for stabilized cannabis real estate with experienced operators.

The portfolio includes Earth’s Healing North at 78 W. River Road in Tucson’s Northwest submarket and Earth’s Healing South at 2075 E. Benson Highway in the South submarket. The River Road property sold for $2.4 million, while the Benson Highway location sold for $3.6 million. Together, the two properties total 7,654 square feet on approximately 1.96 acres. Earth’s Healing North contains 3,668 square feet and was built in 1998. Earth’s Healing South, a newer facility built in 2021, contains 3,986 square feet. Both transactions were recorded as bulk portfolio investment sales with seller carryback financing, and both properties were acquired fully occupied.

The seller was listed as Meridiano Investments III LLC and Meridiano Investments LLC. The buyers were affiliated Mesa entities Sarionn LLC and Reonn LLC, both tied to Jigar Patel as manager. Sellers, Vicky Puchi-Saavedra and Kelly Park will continue to operate the Earth’s Healing business following the sale.

That ongoing operating role fits the company’s long-term identity in the Tucson market. Earth’s Healing was described as a woman-owned, family-run business, with Puchi-Saavedra identified as owner/operator of the dispensaries. In prior reporting, she said the company began as “a small family business” and had grown into “a really big family business.” The Star also reported that family members were active in the company’s operations and leadership.

The transactions give the buyer two established Tucson dispensary properties in separate trade areas while keeping the operating business in local hands. For Southern Arizona, the deal also highlights the investment appeal of cannabis real estate backed by an established brand, in-place tenancy, and a long-running local operator.

KB Home Buys 13.2 Acres from Arizona State Land Department in Tucson

TUCSON, AZ (March 25, 2026) — KB Home purchased 13.2 acres from the Arizona State Land Department at public auction for future residential development in Tucson.

Located at the northwest corner of East Irvington Road and South Wingate Boulevard on Tucson’s east side, near Davis-Monthan Air Force Base and the University of Arizona, the parcel totals approximately 13.20 acres, more or less, according to auction materials. It sold for $1.32 million, equal to the appraised value.

The land was offered by the Arizona State Land Department and sold to KB Home, adding to the builder’s pipeline in the Tucson market. Specific plans for the site have not yet been announced, but the acreage is expected to be developed for housing. Depending on final entitlements and product type, the 13.2-acre site could likely support roughly 40 to 60 single-family homes, with higher yields possible under a smaller-lot plan.

The acquisition underscores continued homebuilder demand for well-located residential land in the Tucson metro, particularly in growth areas near major employers, established neighborhoods, and regional transportation corridors.

This marks KB Home’s second successful bid in the past three Tucson auctions.

 




Bourn Partners and D.R. Horton Close on Major Land Deals at Cascada Marana

MARANA, AZ (March 24, 2026) — Two significant land transactions have closed within the 820-acre Cascada master-planned project in Marana, marking another step forward for the high-profile mixed-use development located northeast of Interstate 10 and Twin Peaks Road, across from Tucson Premium Outlets.

On March 19, 2026, a Bourn Partners affiliate, BP Cascada Partners, led by Bringham Stevens, acquired 143 acres for $18,427,449. The purchase includes approximately 100 acres slated for commercial development and 43 acres planned for residential use.

In a separate transaction, D.R. Horton, with Sam Mills handling land acquisition, purchased approximately 132 acres for $13,072,551. That land is expected to support Phase I of a residential project featuring 638 single family homes and townhomes over the next three years. The residential component is being rebranded Tescotta, and additional land options could bring the total value of the deal to approximately $33 million.

Together, the Bourn Partners and D.R. Horton transactions include options that could raise the combined value to $93 million, with a significant option deposit already in place.

The larger Cascada project was assembled by Pacific International Partners and represents one of the more prominent large-scale development sites in the Marana corridor. Positioned near the Interstate 10 and Twin Peaks interchange, the property sits in one of the region’s most active growth areas, with strong visibility and proximity to major retail anchors.
