Casas Adobes Apartments Sells for $28.75 Million in Northwest Tucson

TUCSON, AZ (March 13, 2026) — Casas Adobes Apartments, a 204-unit multifamily property at 6200 N. Oracle Road in northwest Tucson, sold for $28.75 million.  The sale closed Feb. 26, 2026.

The property was built in 1978 and covers 10.33 acres, with 156,475 square feet, equating to approximately $183.74 per square foot and about $140,931 per unit. The apartment community is an 18-building project with two- and three-story structures offering a unit mix of studio, one-bedroom, and two-bedroom floor plans. Amenities include a fitness center, two pools and spas, a clubhouse, laundry facilities, a business center, a dog park, and covered parking.

The seller, GR Partners Casa Adobes LLC of Highlands Ranch, Colorado, purchased the property in 2016 for $11.75 million. The buyer was WNC/WP Oracle LLC of Cypress, California. The listing broker was Brett Polachek with Newmark in Phoenix.

The property is located in the Oracle Road corridor within the Casas Adobes area, a mature northwest Tucson submarket that continues to attract investor interest for larger-scale apartment communities with established occupancy, amenities, and access to major retail and employment corridors. The sale adds to ongoing multifamily transaction activity in Tucson, as investors continue to target well-located, scalable legacy assets.

Fort Lowell Office Building Sells for Investment

TUCSON, AZ (March 12, 2026) — An office building at 3954 E. Fort Lowell Rd. in Tucson’s Northeast submarket sold for $340,000 in an investment sale.

The sale closed Feb. 18, 2026, and involved a 2,688-square-foot office building constructed in 2006 on approximately 0.35 acres. The price equates to about $126.49 per square foot, or roughly $980,626 per acre.

The sellers were Robert B. and Joan M. Cook and Phillip and Jane Fleishman of Tucson. The buyer was HMC Property Group LLC, c/o BHR Holding Group of Tucson, with Heather Lind listed as a member. The property was acquired as an investment and is expected to be offered for lease.

The property is described as an average-condition office building with insulated concrete form construction. The site totals about 15,103 square feet and is located along Fort Lowell Road in an infill area near Dodge Boulevard, offering visibility within a central-east Tucson corridor.

Mattamy Tucson Buys 44 P&E Stone House Phase II Lots in Sahuarita for $1.2 Million

SAHUARITA, AZ (March 11, 2026) — Mattamy Tucson, LLC acquired 44 platted and engineered lots, along with Common Areas A and B, in Stone House Phase II in Sahuarita for $1.2 million. The sale closed Feb. 24, 2026, and included approximately 68.21 acres at 2059 E. Range View Court in Sahuarita’s Extended South submarket. The transaction equates to about $17,593 per acre, or roughly $27,272 per lot.

The seller was Stone House Development Inc., an affiliate of Diamond Ventures, c/o David Goldstein, director. The buyer was Mattamy Tucson, LLC, an affiliate of Mattamy Homes, Inc., c/o Briana Rader, director of land acquisitions. Shannon Murphy with CBRE represented Stone House Development, the seller.

The property consists of Lots 64 through 88, Lots 91 through 109, and Common Areas A and B within Stone House Phase II. The land is designated for residential use, with the lots already platted and engineered. The minimum lot size reported is 18,733 square feet.

Stone House is a 253-acre gated homesite community near the Santa Rita Mountains, adjacent to Quail Creek and just south of Rancho Sahuarita in the Sahuarita area. The project was designed around existing wash areas to help preserve wildlife corridors, with interior walking trails connecting the community and taking advantage of the surrounding desert and mountain views.

The community is near shopping, medical facilities, restaurants, schools, golf courses, and other services in Sahuarita, with additional access to southern Arizona cultural and historic destinations such as Tumacácori, San Xavier del Bac Mission, and Tubac.

For Mattamy, the acquisition adds 44 platted lots to its local pipeline in a community positioned for detached single-family residential development.
