Maracay continued to build at The Preserve at Dove Mountain IV in Q2, taking down eight finished lots for[mepr-show rules=”58038″]$452,000 ($56,500 per lot) from Miramonte at Dove Mountain. Average lot size runs 6,228 sq. ft. in the Preserve.

Dove Mountain Master planned community is over 6,200 acres of foothills, canyons and mountainside living in the Tortolita Mountains, just north of Tucson, in Marana. Freightliner Flagstaff Acquisitions, LLC an affiliate of Freightliner of Arizona, Tolleson, AZ (Danny Cuzick, owner) purchased 15.2 acres at Craycroft and I-10 for[mepr-show rules=”58038″]$3.5 million ($5.27 PSF) from Beaufort Company, LLC of Phoenix (Don Meyer, managing member) and N.N.K., LLC of Tucson (R Scott Lewis, managing member).

The site is located on the northeast corner of I-10 and Craycroft, near Triple-T and Pilot Truck stops. It was purchased for construction of a 50,000-square-foot full-service truck sales, parts and service facility, with 18 bays and an 8,000-square-foot warehouse. The company hopes to have the new facility completed for Q1 2014 to relocate its current Tucson location it is leasing at 4340 E Tennessee Street.

In business for over 20 years, Freightliner of Arizona gets trucks on the road fast. Danny Cuzick, owner and president of Freightliner of Arizona, acquired the company in April of 2005. As a retail business owner for over 30 years, Cuzick quickly accelerated the growth and success of the business. American Tire Distribution Sells for $9 Million

The 100,100-square-feet American Tire Distributors building at 6720 S Alvernon Way in Tucson sold to Florida-based Abraham Enterprises’ affiliate ARA Tucson for[mepr-show rules=”58038″]$9 million ($90 PSF) from Exeter Property Group of Plymouth Meeting, PA (Warren Bryer, principal).

Brookwood Capital Partners (Joe McSweeney, principal) purchased the vacant 8.25 acre parcel in August 2012 and transferred it to Exeter 6720 S Alvernon, LLC for $1.06 million in a double escrow. Located at the southwest corner of Valencia and Alvernon Way, the property was build-to-suit by BC Construction Group of North Carolina and move-in ready for American Tire in December 2012.

Property highlights include 28-foot clear ceiling height, 60-foot speed bay, T5 High Bay lights with motion sensors, ESFR fire protection systems, (17) dock positions with multiple dock heights, ability to sell direct to clients on-site, and a 4,000 sq. ft. office build out.
