Tucson Marriott Hotel Included in $430 Million Portfolio Sale

MCR Development of New York purchased the TownPlace Suites by Marriott at 6595 S Bay Colony Drive in Tucson for[mepr-show rules=”58038″]$7.21 million ($79,176 per suite). The 3-story hotel, (constructed 2008) is 50,371-square-feet with 91-suites. The Tucson Airport hotel offers a pool, complimentary airport shuttle, basketball court, laundry room, free breakfast buffet and fully equipped kitchens in all the suites.

The Tucson Marriott hotel was part of a 26 Marriott and Hilton hotels portfolio that MCR Development acquired from Western International of Dallas, TX for $430 Million.

MCR will own and manage all 26 hotels, each of which will continue to operate under its respective Marriott or Hilton brand affiliations, with long-term franchise agreements in place.

This portfolio is comprised of 3,002 rooms in four states with an average age of approximately 4 years old.

MCR Development LLC is one of the twenty largest hotel owner-operators in the country and manages a portfolio of 56 premium-branded hotel properties with approximately 7,000 rooms in 15 states. MCR operates hotels under 9 brands and has approximately 2,000 employees.

A 21,500-square-foot warehouse facility sold to JCBP, LLC dba Tucson Business Interiors (TBI). The asset commanded a sale price of[mepr-show rules=”58038″] $530,000 ($25 PSF) for 990 S. Cherry Ave in Tucson is located in the central industrial market of Tucson. It offers approximately 19,500 square feet of industrial/warehouse space and approximately 2,000 square-feet of office space.

TBI is a locally owned and operated since 1994, specialized in smart changeable facilities that can be quickly adapted to the changing needs of an organization. The company uses environmentally friendly materials both inside and out, with LEED professionals on staff. TBI is a preferred Haworth dealer in Southern Arizona.

TBI is currently leasing space at 305 S. Euclid, where they have showroom and office and they own a building at 815 E 18th St. that they use for warehouse space. The company plans to move all warehouse operations to the newly purchased property and convert the current warehouse building to showroom and office space.

A 14,900-square-foot industrial facility on 1.07 acres sold to William Ebert dba Sunwest Supply, Inc. at 602 West Rillito St. in Tucson. The asset commanded a sale price of $375,000 ($26 PSF). The building was constructed in sections from 1959 – 1968.

Since 1990, Sunwest has been a Tucson-based manufacturer and full service parts distributor of specialized new and remanufactured components to the mining industry world-wide. Focused on product development and machining, Sunwest purchased the property for expansion.

The company owns several other properties nearby although none adjacent to this new acquisition, 25 W Sahuaro and 618 W Flores are both owned and occupied by Southwest Supply.

A 3,807-square-foot industrial building at 2462 N Park Avenue on an 8805-square-foot lot in Tucson sold to Russell Moore for a new start-up business, Old Pueblo Car Wash Supply. The property commanded a sale price of $175,000 ($46 PSF).

Old Pueblo Car Wash will be formulating and distributing car wash supplies.

Wash Depot Holdings, Inc. of Malden, MA, dba Simoniz Car Wash, sold its last three car wash locations in Tucson for[mepr-show rules=”58038″]$1.64 million. A portfolio of 30 Simoniz car washes is being sold. Twenty of these have sold or are under contract within one month of coming on the market; properties are located in AZ, TN, TX, GA, MN, MO, IA, IL and FL. Prior to putting the 30 car washes on the market, Simoniz had 80 locations across the U.S.

Quick n Clean, an affiliate of Upper Image Services of Dallas, TX bought two of the properties, 6042 E Speedway Blvd. for $600,000 and 2140 N Kolb Rd in Tucson for $750,000. Quick n Clean started in 1993, under the premise that the car washing industry and local community were in need of a business that offered a high-end car washing service. The company’s vision was to utilize cutting edge technology in a state-of-the-art facility to deliver a first-class car washing service that consumers had never experienced before. This concept led to regional and national car wash awards for “innovative design, architecture, and operation” in the car washing industry.

The company has since positioned itself in the Arizona and Texas marketplaces as Quick n Clean, with four locations in Texas, 11 in Phoenix, and these two new sites in Tucson.

Mister Car Wash and Mister Express Lube Centers are Car Wash Partners’ (“CWP”) companies (Ron Peterson, chairman), doing business as Mister HotShine. The Simonize Car Wash location at 730 E Broadway Blvd. in Tucson was purchased by CWP and will be the company’s seventh location in Tucson. The sale price for this site was $290,000. Mister Car Wash also acquired the Simonize site at 4941 N Oracle Road and 2409 N Kolb Road in Tucson in an earlier transaction for $2.832 million.
