Haouala Real Estate Holdings, LLC (Ben Haouala, manager) purchased the medical office condominium at 6624 E Carondelet Drive in Tucson. The 1,362-square-foot office was a fully improved medical office condominium with 5 exam rooms, lab, x-ray, physician office, business office, reception, restroom, covered parking.

Located across from St. Joseph’ s Hospital it sold for $76,000 ($56 PSF). The seller, David A Englesberg was represented by Doug Richardson of Tucson Realty & Trust.

Located at the entrance to Tucson Country Club, this is most convenient to numerous restaurants and services along Tanque Verde Row.

Final Tucson Simoniz Car Wash Closes in Net Lease Agreement

Wash Depot Holdings, Inc. of Malden, MA, dba Simoniz Car Wash, sold its final car wash location in Tucson to National Retail Properties, LP of Orlando, FL. Simoniz car washes has completed a portfolio sale of 30 locations. Twenty of these were sold within one month of coming on the market in AZ, TN, TX, GA, MN, MO, IA, IL and FL. Prior to putting the 30 car washes on the market, Simoniz had 80 locations across the U.S.

The sale price for this site was $1.25 million ($419 PSF) plus approximatley $1.25 million more for the business and equipment.

The Simoniz Car Wash location at 3101 E Speedway Blvd. in Tucson was purchased by National Retail Properties and will leased to Car Wash Partners dba Mister Car Wash for undisclosed lease rate and terms. This is the company’s eighth location in Tucson.

Mister Car Wash and Mister Express Lube Centers are owned by Car Wash Partners’ (“CWP”) companies (Ron Peterson, chairman), and also do business under the brand of Mister HotShine.

Mister Car Wash had earlier purchased the two Simoniz sites at 4941 N Oracle Road and 2409 N Kolb Road in Tucson for $2.832 million. More information on these prior sales can be found here.

Vinny Carfora with Car Wash King of Florida, a licensed real estate broker in 38 states specializing in car wash sales handled the transactions for both buyer and seller.

Hercules Industries Acquires New Location for $1.7 Million in Tucson

Hercules Capital, parent company of Denver-based Hercules Industries bought the 31,682-square-foot industrial building (built 1972) at 3195 E 36th Street in Tucson for $1.7 million ($53 PSF) with 2.6 acres northeast of Country Club and 36th Street. Hercules will be expanding when it relocates from its current 8,000-square-foot location at 503 W Rillito Street in Tucson.

Hercules Industries, a manufacturer and wholesale distributor of high-quality HVAC sheet metal products and equipment, was founded in Denver in 1962 by William E. Newland, Hercules Industries is now one of the largest companies of its type in the Western and Midwestern United States. It operates four manufacturing facilities and thirteen sales and distribution centers in Denver, Colorado Springs, Fort Collins, Grand Junction, Pueblo, Durango, Salt Lake City, Albuquerque, Roswell, Tempe, Phoenix and Tucson.

The company is owned and managed by 3rd generation members of the Newland family, with the same dedication to excellence that has been the foundation of success for over five decades.  According to Andy Newland, “We nurture and maintain the culture of a family owned business in which our employees grow financially, intellectually, emotionally and spiritually.”

The seller, Horizon Relocation Services, an affiliate of Horizon Moving Systems, an Arizona-based moving company was recently acquired by Suddath Relocation Systems, headquartered in Jacksonville, Florida. Horizon Moving Systems had been a family-owned business in Tucson for 90 years, with the Dusenberry family as owner / operators for three generations before selling to Suddath.
