Oro Valley Church of the Nazarene (Craig Coulter, Sr Pastor) purchased the adjoining building formerly occupied by Pusch Ridge Christian Church (Don Sullivan, Pastor) at 440 W Calle Concordia in Oro Valley for $1.25 million ($144 PSF).

The 8,672-square-foot building (built 1998) is located on 7.55 acres immediately to the east of the existing Church of the Nazarene at 500 W Calle Concordia. The property will be used as an expansion site and Youth Center for the church.

The Church of the Nazarene is a Protestant Christian church that follows the Wesleyan-Holiness tradition. Organized in 1908, the church is now home to more than 2 million members worshiping in over 26,000 local congregations in 156 world areas. Each week, Nazarenes worship in more than 212 languages. The Nazarene church operates 35 medical clinics, hospitals, and training colleges for nurses. It also supports 14 liberal arts institutions, 5 graduate seminaries and 31 undergraduate Bible colleges and seminaries worldwide.

There were no brokers reported involved in the deal and buyer financed with a private loan.

Mattamy Closes Second Deal at Dove Mountain for $8.7 Million

13900 N Dove MountinMattamy Homes,closed on its second deal within the Tucson market on July 10, 2014 for $8.7 million ($50,613 per lot). The deal consisted of 172 platted and engineered lots (106 – 60’x120’ / 66 – 70’x120’), located in the Dove Mountain Master Planned Community in Marana.  The seller, Cottonwood Properties (David Mehl) of Tucson will be developing the lots for Mattamy at a guaranteed price of $1,350 per finished front foot.

Ryan Huffman, Vice President of Land Acquisition and Development for Mattamy Homes anticipates opening for sales at the Dove Mountain community in the spring of 2015.

Mattamy closed on its first Tucson deal last month when it purchased a 48-acres of raw land within the Rancho Vistoso Master Planned Community in Oro Valley.  That deal closed June 13, 2014 for $4,900,000 ($101,282 per acre).  Mattamy will soon be preliminary platting the site for approximately 100 lots.  Lot sizes are yet to be determined.

Will White and John Carroll of Land Advisors Organization in Tucson represented the seller and the builder in the transaction at Rancho Vistoso. There were no broker involved in the second transaction.

The property consisted of 8 buildings totaling 20,840 rentable square feet, with 71 units of self-storage, 11 warehouse spaces and a 1,600-square-foot office building on 1.39 Acres.

The seller, Overson Enterprises Limited Liability Company (Roger Overson) of Federal Way, WA was represented in the transaction by Jeff Gorden of Eagle Commercial Realty Services of Phoenix, a real estate broker who specializes in the brokerage of self-storage and RV & boat storage facilities throughout Arizona.

Midway Mini Storage in Lakeside Sold

Midway Mini Storage in Lakeside, Arizona, also sold recently to a private investor for $482,500 ($2,700 per unit). Located at 5794 Wagon Wheel Plaza, the property consist of 10 Storage buildings totaling 23,950 rentable square feet with one hundred seventy eight drive up storage units and nine parking spaces for storage vehicles on .55 acres.

The seller, a Tucson-based Limited Liability Company, Midway Mini Storage (Melvin Holsinger) was represented in the transaction by Jeff Gorden of Eagle Commercial Realty Services.
