K Nardelli Building, LLC of Tucson (Vic Williams, manager) bought the multi-tenant Tucson office building at 1636 North Swan Road in Tucson for $1.275 million ($113 PSF). The 11,312-square-foot multi-tenant building shares a charming court yard with the adjoining building owned by the American Cancer Society.

The Class-B office building built in 1983 was reported to be in good condition with views of the Catalinas, signage and reserved covered parking available. It was 86% occupied at time of sale, with approximately 1,600-square-feet in two suites available.

The seller, Swan Office Properties, LLC (Gary Jackson, manager) is based in Mesa.

Ian Stuart, Vice President, Michael Sandahl, Senior Vice President and Wyatt Campbell, Specialist all with CBRE in Tucson represented the seller in the transaction.

Williams, also a licensed real estate agent with the Carlier Company in Tucson, was self-represented, in this upleg in a 1031 exchange. Williams says he is interested in more investments like this that would fit his Arizona multi-tenant office / retail portfolio. Since 1995, Williams has self-managed an investment portfolio consisting of multifamily, office, retail and industrial properties in California and Arizona.

The Dove Mountain Retail Center, an upscale neighborhood shopping center at 12000 – 12130 N Dove Mountain Blvd in Marana, at the northeast corner of Tangerine Road and Dove Mountain Blvd, sold by lender for $6 million ($72.77 PSF) in an REO sale. The former grocery-anchor space and inline shops total 82,450-square-feet (built 2006) on 13.72 acres.

The Dove Mountain Retail Center includes shops such as Wells Fargo, Walgreens, Vero Amore, Plexus Pilates, Dove Mountain Cleaners, Northwest Medical Center, Long Realty, and Dove Mountain Grill.

Available at time of sale was the 54,727-square-foot anchor and 28,407-square-feet of inline space. The property was 26% leased at time of sale.

All Seasons Senior Care closed on a 9.2 acre property for a proposed senior care facility in Oro Valley. The 9.2 acres is located in Innovation Corporate Center at Innovation Park Drive and Vistoso Park Road in Oro Valley. The property sold for $3,205,784 ($8 PSF).

The buyer is Farmington Hills MI based, All Seasons of Oro Valley,  an affiliate of Oakland Management Corporation that manages commercial properties in Michigan and Arizona. The company is a subsidiary of Beztak Properties which is engaged in the development of apartment communities in Michigan, Arizona, Florida and North Carolina.

The Senior Care Facility is in final stages of approval by the Town of Oro Valley, having made various changes for 11 buildings, including 1 main building, 10 casitas, 73-assisted living beds, and 108 independent living units.

• The 108 independent-living units, referred to as retirement communities or congregate-living communities, are specifically designed senior centers with the needs and interests of independent senior adults in mind.
• The 73 assisted living units is the largest growing segment of all senior housing options offering a “just right” combination of senior living and care.
