2195 W MageeEgg Yolk Properties dba Desert Title & Tag (Brian Steele, member) purchased a building at Magee Corporate Center, 2195 W Magee Road in Tucson for $869,540 ($140 PSF) in shell condition. Desert Title & Tag plans to occupy half of the building and lease the other half of the 6,211-square-foot office building constructed in 2014.

Ventana Distribution at Tangerine Commerce Park Sells for $8.6 Million

Tangerine Commerce Park site plan 2The Ventana Medical distribution building at 9831 W Tangerine Road in Marana in Tangerine Commerce Park was sold by Cottonwood Properties’ (Bill Hallinan, CFO) affiliate, Tangerine Building One, LLC. Ventana Medical Systems, Inc., headquartered in Oro Valley, Ariz., is a member of the Roche Group and is a world leader and innovator of tissue-based cancer diagnostic solutions for patients worldwide.

The 60,000-square-foot distribution facility is a build-to-suit for Ventana Medical Systems, Inc. that broke ground August 2014. Ventana will continue to lease the property.

The property is located in Tangerine Commerce Park off Interstate 10 at the Tangerine Road interchange and is the only mixed-use and industrial development along quickly developing Tangerine Corridor. With direct access to Oro Valley and the bio-tech industries, the park provides a range of retail and employment uses from smaller 2- to 3-acre requirements up to 100-acre requirements.

Bill Hallinan said, “We anticipate Tangerine Commerce Park becoming a key industrial park for accommodating logistics centers. Ventana Medical was the first development within the business park and the Tangerine Corridor is ideal for this type of development.”

Tangerine Commerce Center is also part of the Marana Job Creation Incentive Program (MJCIP) that includes an employee relocation allowance, training and internship allowance and allowances made through construction tax reimbursements. Wilmot Vista Apartments at 3225 S Wilmot Road in Tucson sold for $5.5 million ($27,919 per unit) to a Colorado- based investor, Oaks at Edgemont, LP. The seller was Blue Valley Apartments, c/o Ocwen Loan Servicing of West Palm Beach, Florida.

The garden-style complex was built in two phases in 1984 and 1987, Wilmot Vista consists of 197 units in 17 two-story rental buildings on 6.85 acres. The property features one-bedroom one-bath, two-bedroom one-bath, and three-bedroom one bath units in four different floor plans. Each unit has air conditioning, garbage disposals, window blinds, and is cable-TV ready. Select units have ceiling fans, microwaves, patios, storage, vaulted ceilings, walk-in closets and wrought-iron screen doors. Property amenities include two pools and spas, laundry facilities, BBQ areas and a playground.

Wilmot Vista Apartments is located on the east side of Wilmot Road, one-half mile south of Golf Links Road. Sunflower Apartments at 6502 E Golf Links Road in Tucson traded for $4.1 million ($28,472 per unit). This buyer was Colorado-based investors, GR Partners Sunflower, LLC (Richard Rizzuto) and was the buyer’s upleg in a 1031 exchange.

The unit mix consists of (32) studios, (64) one-bedrooms and (48) two-bedrooms and was 96% occupied when it sold. The apartments include vertical blinds, one living room accent wall is painted, frost-free refrigerators, electric stoves, garbage disposals, dishwashers and lots of cabinets. Some plans have entry closets and linen closets in the bathroom, and all apartments have central air conditioning/heating. The residents pay for their own utilities and water is paid in addition to the monthly rental rate.
