Upbeat Q2 Office Sales Report for Tucson

Sales of office buildings picked up in the first month of Q2, with over $7.89 million in total volume, up from $13.5 million total for the three months in first quarter.

One of the growing trends found has been in the outpatient surgical center industry that reports indicate represent about 6,300 centers nationwide, with a combined annual revenue of about $24 billion.

XENA, LLC bought the office building at 3900 East Broadway Blvd. in Tucson for conversion to medical space and an outpatient surgical center. The 9,116-square-foot office building commanded a sale price of $1,914,360 ($210 PSF).

Formerly occupied by Western Emulsions, the property was vacant at time of sale and will be owner occupied by the buyer for an Internal Medicine practice and surgical center. The property appealed to the buyers for its central location and visibility at the southeast corner of Broadway and Alvernon, in vicinity to several other outpatient surgical centers.

In a separate transaction, 6303 Tanque Verde, LLC of Tucson purchased an approximately 30,588-square-foor building on 67,433-square-feet of land at 6303 East Tanque Verde Road in Tucson from Brinton Investments LLC of Willcox, Arizona.

The property was 60% occupied at time of sale with potential tenants that could bring it up to 80% occupied. Buyer purchased the property for upside potential. The unique property has an atrium in the middle that tenants use for company barbeques.

GRE Partners Completes $4.44 Million Industrial / Retail Sales

1660 S Research Loop aerial 2GRE Partners, LLC in Tucson announced the sale of several industrial and retail closings this week with an aggregate sale price of $4.44 million in three transactions.

Clairemont Partners LLC purchased Clairemont Plaza, a 67,609-square-foot multi-tenant business park from Foothills Business Ventures LLC for $3.65 million ($54 PSF). Located at 22nd Street and Pantano Road, Clairemont Plaza is at 1660-1684 S Research Loop in Tucson consisting of five buildings within the Eastside Research Commerce Center, a light industrial / warehouse / manufacturing, flex space business park. Built in 1986, the property sits on a 5.65-acre lot.

7770 AKE LLC, dba Marcel’s Total Fitness & Athletics, purchased a 7,200-square-foot former day care center at 7770 E. Wrightstown Road in Tucson for $572,000 ($79 PSF).  The seller was Realty Income Corporation. The buyer purchased the property to convert it into a state-of-the-art fitness and training facility. Property is located at the southwest corner of Wrightstown and Pantano Road, adjoining Catalina Village Shopping Center anchored by PetCo and Brawley’s Restaurant.

The buyer was represented by Gary Emerson of GRE Partners, LLC and the seller was represented by Rob Tomlinson of Cushman & Wakefield | Picor.

All Makes and Models Auto Repair, a tenant in building prior to sale, purchased the auto repair facility at 1305 E. Benson Highway in Tucson from Corfinium Holdings LLC of San Francisco for $220,000 ($72.37 PSF). The buyer plans to continue to occupy the 3,040-square-foot buildings on .74-acre as an owner / user.

Broadway Inn LLC (Avram Persellin, manager) of Tucson sold the Broadway Inn Apartments at 8477 E Broadway Blvd. in Tucson for $890,000 ($18,163 per unit) to Unicorn Society LLC of Gig Harbor, Washington. The property sold half vacant for rehabbing.

It is all one-bedroom units in 20,044-square-feet on a 1.33 acre lot in the eastside of Tucson. The property sits 300 feet back from Broadway behind Eastpoint High School.

The unit mix consists of 49 units total; 48 Junior units, approximately 400-square-foot each and a one-two-bedroom unit attached to the manager’s office.

Units are individually metered for heating and cooling.
