Leased Industrial, Winroc Building sold for $1.15 Million

A group formed by California investors, Tucson 2001 LLC (Qing Xu, manager) purchased a 19,699-square-foot industrial warehouse at 2001 N. 9th Ave. in Tucson from Winroc Circle 2003 LLC of Sonoita, Arizona (Richard Collins, manager) for $1.15 million ($58 PSF).

Built in 2000 on a 1.56 acre lot at Ventura Street and 9th Avenue in Central Tucson, located east of Oracle Road and south of Grant Road; the property was fully leased to Winroc when it sold, a company offering architects, contractors and homeowners a full selection of wall and ceiling products.

Wayne Jack, Winroc’s founder, grew the company from a single store in Winnipeg, Manitoba to 34 branches across Canada plus nine branches in Arizona, Minnesota, Nevada and Utah. Winroc’s products have evolved over the years, and its geographical footprint has expanded, since 1971. Winroc has grown through a series of acquisitions across Canada and each of the four states. Winroc’s first acquisition was Alberta Drywall Supplies in 1983, allowing Winroc to gain a foothold in Western Canada and paving the way for future expansion. In the mid-90s, Winroc moved into Arizona and Minnesota, followed by Utah in 2000 and Nevada in 1999.

Investors Trade into Culver’s and Walgreens in Tucson

Culver’s at 4810 North First Avenue in Tucson sold to a Nevada-investor, Camille Mouchawar Trust, for approximately $2.4 million ($519 PSF) in a sale leaseback. The 4,517-square-foot restaurant, built in 2013 and open April 22, 2013 is located at the southeast corner of River and First Avenue. This was the second Culver’s in Tucson and has grown to four current locations.

First River Partners, LLC (David Greischar, member) was the seller and G4 Construction of Minnesota, also a partner, was the builder of the restaurant situated on 2 acres.

Culver’s began in 1984 in the founding family’s hometown of Sauk City, Wisconsin.

In a separate transaction, a fee simple interest in a freestanding Walgreens sold for approximately $3.6 million ($267 PSF). Located at 1900 South 6th Avenue in Tucson at the hard corner of 29th Street and S 6th Avenue, the 13,428-square-foot store was built in 1994 on just under 2 acres.

The investor that was trading up was Takesh, LLC of Newportr Coast, California (Saeed Partow, member). The seller, Morris Optimus Investments, LLC of Highwood, Illinois (Jeffrey Morris, manager).

The tenant had recently entered a 15-year lease extension with over 14 years remaining.

Northwest Exterminating Adds Two More Buildings at Shamrock Center for $1.3 Million

Shamrock Place LLC, purchased 13,000-square-feet of industrial buildings at 4897 N. Jersey Court and 4904 N. Shamrock Place in Tucson in Shamrock Center from VW3, LLC and VW4, LLC for $1.3 million ($100 PSF).

Northwest Exterminating and Northwest Landscaping currently located in the adjacent property at 4954 N Shamrock Place will be expanding their Shamrock Center campus to occupy both buildings.

Northwest Exterminating is the largest locally owned and operated pest control company in Southern Arizona, a qualified and licensed pest management firm for over 20 years.

6985 N Camino MartinThe seller, Sonoran Process Equipment Company, a mining supply company, (Randy Walker, president) occupied the buildings since 2012 and 2013 and will be relocating into a 6,000-square-foot building at 6985 N Camino Martin in Marana that is scheduled to close next week.

The Camino Martin building was formerly occupied by Gymnastic World that relocated to 3970 W Ina Road, Ste. 100, Tucson.
