Volk Company Handles Sale of Several Downtown Tucson Buildings

TUCSON, Arizona — Quattro Ninos of Tucson (Celia Mata) purchased the two-suite office building at 549 North 6th Avenue in Tucson for $437,000 ($199 PSF).

The property consists of two beautifully built-out suites with separate entrances and addresses (549 North 6th Avenue and 180 E 5th Street). Interior features include multiple skylights, custom tile work, classic wood details, and soaring common area ceilings.

This building is located at the southwest corner of 6th Avenue and 5th Street, a prominent corner on the picturesque stretch of 6th Avenue, in the heart of significant recent economic activity and just blocks away from the center of downtown Tucson.

The smaller suite can be combined into the main suite that features a full bathroom and large kitchen area for the buyer to owner occupy the building as an in-home nursing care service dba Reliable Nurses.

Kevin Volk of Volk Company represented the seller, 549 Associates, LLC, in the sale of the 2,200-square-foot office building on 3,049-square-feet of land. The purchaser, Quattro Ninos, was represented by Gabriel Silguero of Righteous Realty Company in Tucson.

The same buyer, Quattro Ninos, also purchased the nearby vacant retail building at 513 North 6th Avenue in March 2017 for $550,000 ($276 PSF).

Boy Scouts and Community Foundation Trade Places in Tucson

5049 E Broadway, Tucson, AZ

TUCSON, Arizona — The nonprofit, Community Foundation for Southern Arizona (Fred Chaffee, Chairman) purchased the office campus at 5049 E Broadway Blvd in Tucson from the Catalina Council of Boy Scouts of America for $2 million ($77.29 PSF) and the Catalina Council of Boy Scouts of America bought the office at 2250 E Broadway Blvd from Community Foundation for Southern Arizona for $500,000 ($98 PSF).

Both nonprofits occupied the properties they sold to the other and will trade places once the tenant improvements are complete.

The Campus environment at 5049 E Broadway consists of three buildings, two single-story and a two-story building totaling 25,878-square-feet, built 1978 on 1.66 acres. The Boy Scouts occupied approximately 5,000-square-feet and a Scout Shop here and were looking to get out of the landlord business. The property was 80% occupied when it sold on month-to-month leases.

2250 E Broadway Blvd, Tucson, AZ

The Community Foundation needs the office campus for space to combine its charities at one location. The building they were in at 2250 E Broadway Blvd is 5,099-square-feet on .9 acre built in 2000, a perfect size for the Boy Scouts to occupy.

Formed in 1980, the Community Foundation works directly with other nonprofits, government, the business community and other partners in philanthropy to enact long-term solutions in areas such as animal welfare, arts and culture, community development, education, environment, health and human services.

Since 1920, the Tucson Council of Boy Scouts of America was formed and changed its name to Catalina Council in 1922.

UA Junction at Iron Horse Student Housing Sells for $19.32 million

TUCSON, Arizona — Pierce Educations Properties (PEP) of San Diego, California (Frederick Pierce, President /CEO) has acquired The Junction at Iron Horse, a 232-bed  / 76-unit student housing community located near the University of Arizona at 504 East 9th Street in Tucson.

The Junction at Iron Horse is an off-campus transit-oriented development located within 850 feet of a Sun Tran bus stop on Toole Avenue and 400 feet from the Tucson Modern Street Car stop at 4th Avenue and 9th Street. It is also located within 800 feet of two new public parking structures near 4th Avenue and Toole Avenue, with pedestrian and bike routes prevalent in the area and a Walk Score of 90, one of the highest in the Tucson area.

The community offers one-, two-, three- and four-bedroom units with bed-to-bath parity. Community amenities include a swimming pool, lazy hammock courtyard, outdoor lounge area, 24-hour fitness center and computer center with a study lounge.

The property commanded a sale price of $19,320,221 ($254,213 per unit or $83,277 per room).
