Forecasted population growth projected to complement firm’s long-term investment strategy

Tucson, Arizona – Northland Investment Corporation, one of the top privately held multifamily owner and operators in the country, announced its acquisition of Villas at San Dorado, 10730 N Oracle Rd, in the Tucson, Arizona suburb of Oro Valley. Northland now owns 27 properties in the Southwest across Texas, Arizona and New Mexico.

San Dorado is Northland’s fourth property in the greater Tucson area, a market that is projected to see significant population growth with as many as 16,000 new residents annually through 2019, according to CBRE Econometric Advisors, in part due to its strong defense, biotech and education ecosystems. Cost of living in the region is also extremely affordable, with an average rent-to-income ratio of 21.9% in Oro Valley.

The property commanded a sale price of $50.55 million ($184,500 per unit).

The Mark Taylor built residential community offers nine spacious floor plan options of one, two and three bedroom apartments with modern and custom finishes. Just some of the upscale indoor features include extra-high 9-foot ceilings, plush carpeting, kitchen islands, custom wood cabinets, stainless steel appliances, walk-in closets, and a private patio or balcony. Although rent prices are still to be determined, apartment sizes range from a 779-square-foot one bedroom with one bathroom to a 1381-square-foot three bedroom with two bathrooms.

In addition to its prime location, luxe amenities include a spin-bike room, yoga studio, and an expansive resort-style pool with sun-decks, cabanas, and a whirlpool spa, as well as access to eight golf courses within five miles of the property.

The CBRE Team of Michael Sandahl, Martin Encinas, Sean Cunningham, and Tyler Anderson negotiated the transaction for the seller.

In addition to Villas at San Dorado, Northland’s other communities in Tucson include Hilands, Promontory, and Valley View.

Walgreens in Catalina Foothills Tucson Sells for $3.9 Million

TUCSON, ARIZONA – Walgreens at 4910 North 1st Avenue in Tucson sold to The Clover Company (Paul Craft, CEO) for $3.925 million ($253 PSF) from 4910 N 1st, LLC (Steven M Swanson II, manager).

Located at 1st Avenue ad River Road, this net-leased investment is approximately 15,525-square-feet and has been in operation at this site since 1994. The building sits on a 2.56-acre lot and serve the upscale, high-income community of the Catalina Foothills, one of the most affluent communities in Arizona. The community also anchors Tucson’s Resort corridor which includes multiple resorts and health spas.

The single tenant property was remodeled in 2016 with improvements that included a new roof with transferrable 20-year warranty, new parking lot and an exterior facelift.

Walgreens lease was recently extended to over 12 years, showing the commitment to the location. This was the first time the property had been on the market in 20-years.

Tucson Self Storage sold for $2.775 Million

Tucson Self Storage, 6459 E Golf Links Rd., Tucson, AZ

PHOENIX, ARIZONA — NAI Horizon Senior Vice President Denise Nunez represented the buyer in the $2.775 million ($4,752 per unit) investment property acquisition of Tucson Self Storage at 6459 E. Golf Links Rd., in Tucson, Ariz.

Nunez represented Western Tucson LLC in the transaction. Built in 1976, the property sits on 2.53 acres and totals 47,400 net rentable square feet ($58.54/SF). There are 584 units ranging in size from 5×5 to 10×30. Tucson Self Storage has 60 feet of frontage road on Golf Links Road with a traffic count of 46,000 vehicles daily.

“This is the deal that so many are looking for in a market environment where self-storage acquisition opportunities in Arizona are very thin,” Nunez said. “The property is well built and well located on a heavily-traveled street.

“With some physical and operational updates the buyer expects to quickly capitalize on an under-performing property. The property was sold at a 6.1 cap rate based on 39 percent economic vacancy,” Nunez said.
