TUCSON, ARIZONA (May 9, 2025) – Carly Quinn Fine Art, LLC, a Tucson-based artisan tile studio known for its hand-glazed ceramic designs, has acquired the historic property at 711 S 6th Avenue for $995,000 ($251 PSF). The building was formerly home to the Philabaum Glass Gallery, founded by celebrated glass artist Thomas Philabaum, a fixture of Tucson’s art scene for decades.

The transaction represents a significant chapter in the evolution of Tucson’s downtown arts district. Anthony Trugman of Southwest Urban represented Carly Quinn Fine Art, LLC in the purchase and is currently listing the company’s existing studio at 730 S Stone Avenue. Barry Kitay and Mack Thompson of Whirlygig Properties, LLC represented the seller, Philabaum Building, LLC.

With plans to relocate by late summer 2025, Carly Quinn Designs will transform the space at 711 S 6th Avenue into an expanded creative studio, continuing the site’s longstanding tradition as a haven for local artistry. Known for its vibrant, Southwestern-inspired tilework, the studio’s move will preserve the building’s artistic legacy while ushering in a new era of craftsmanship.

Following his retirement, Thomas Philabaum has officially closed the gallery and relocated to Skyline, entrusting the landmark space to a new generation of artists committed to keeping Tucson’s creative spirit alive.

The acquisition ensures that 711 S 6th Avenue remains an enduring cornerstone of the city’s cultural landscape.

Tucson Medical Dental Complex Acquired for $5.01 Million by Colorado-Based Investment Firm

TUCSON, ARIZONA (May 2025) – The Tucson Medical Dental Complex, a prominent medical and dental facility located at 4625 N Oracle Road, has been sold for $5,013,333. The buyer is Health Wealth Fund One Series 1, LLC, a Colorado Springs-based investment entity.

The transaction closed April 25, 2025, under a 15-year absolute triple-net (NNN) master lease with JetSet Surgeon Founders LLC, which subleases the space to three tenants:

  • Bella Vida Dental (2,854 SF)
  • JetSet Dental Implants (4,531 SF)
  • JetSet Training Institute (6,475 SF)

These tenants collectively occupy the 13,860-square-foot building and are backed by guarantees from 22 mature dental practices. The lease terms include 3% annual rent escalations, providing stable and predictable income for the new owner.

The property is strategically situated along the high-traffic Oracle Road corridor, adjacent to national retailers such as In-N-Out Burger, Chick-fil-A, and Chuze Fitness, enhancing its visibility and accessibility.

The sale reflects a 7.95% capitalization rate, highlighting investor confidence in healthcare-oriented real estate assets with long-term, credit-backed leases.

SAHUARITA, ARIZONA (May 8, 2025) – In a transaction recorded April 10, Safeway sold a 1.17-acre commercial pad at the southeast corner of Duval Mine Road and La Cañada Drive to Circle K Stores Inc. for $800,000. The parcel is located directly adjacent to Safeway’s existing store at 1305 W. Duval Mine Road and is slated for development as a new Clean Freak Car Wash by Circle K.

Clean Freak Car Wash is a branded service offered at select Circle K locations throughout the U.S. and Canada. Depending on market demand, the company operates hundreds of car washes, typically utilizing automated tunnel or touchless systems.

The property is part of the Safeway Plaza, a high-traffic retail center with steady interest from national and regional tenants. The pad was actively marketed for future retail development.

This acquisition aligns with Circle K’s broader real estate strategy, which targets expansion in high-visibility, high-traffic corridors. The planned Sahuarita car wash will enhance services to the surrounding community and serve commuters along the I-19 corridor, including nearby Green Valley.
