Sanford Burstyn and Sam Wilson of Arrow Real Estate Investment Services (ARROW REIS) represented the seller in the transaction. The buyer was self-represented.

Developed in 2001 by the seller, who also built the surrounding subdivision, Ventana Plaza, a 32,300-square-foot property, has long served the affluent Foothills community. Strategically positioned at the gateway to Ventana Canyon Country Club and Resort, the property benefits from exceptional demographics. Center for Biological Diversity Acquires 12.87 Acres in Redington Pass for Conservation

TUCSON, Ariz. (August 28, 2025) – The Center for Biological Diversity, a Tucson-based nonprofit dedicated to protecting endangered species and wild places, has purchased 12.87 acres of land at Redington Pass for $490,000. The property, consisting of three parcels (APNs 205-44-001H, 205-40-007R, and 205-40-007S), was acquired from Terrain Inventory, LLC of Aurora, Colo.

Located in the Tanque Verde/Redington Pass area east of Tucson, the site borders the Coronado National Forest and features rolling hillsides, natural washes, and habitat critical for wildlife movement. The land is zoned SR and GR, consistent with low-density rural and conservation uses.

With this acquisition, the Center for Biological Diversity intends to permanently preserve the property as natural open space, safeguarding habitat and maintaining ecological connectivity between the Santa Catalina, Rincon, and Galiuro Mountains. The purchase prevents future residential or commercial development, reinforcing the organization’s mission to protect Southern Arizona’s most sensitive landscapes.

“This land sits at the heart of an important wildlife corridor and will now remain undeveloped for generations to come,” said representatives from the Center. “It’s a win for biodiversity, for the landscape, and for the community that treasures Redington Pass as a wild and scenic place.”

The seller, Terrain Inventory, LLC, is a veteran-owned land investment company based in Aurora, Colorado, doing business as The Terrain Project. Since its founding nearly eight years ago, the firm has completed more than 500 land transactions nationwide, specializing in acquiring off-market rural properties and reselling them directly to buyers through a streamlined process.

This purchase marks the Center for Biological Diversity’s first known conservation land acquisition in Southern Arizona, underscoring the group’s commitment to expanding its mission beyond advocacy into direct land preservation.

The acquisition complements the work of local groups, such as the Friends of Redington Pass, which has led volunteer clean-ups and stewardship efforts for more than a decade to preserve the area’s natural character while balancing recreation and conservation.
