The asset sold for  $2,455,000 ($102,292 per unit).

The buyer, Bellevue5330 LLC, was secured and represented by Panahi, Wadlund, Thornton, and Moffitt. Brad Cohen, associate director of capital markets with Marcus & Millichap’s Capital Corporation, helped achieve financing for this transaction.

Bellevue 24, a well-maintained, single-story multifamily property comprising 24 units, is located at 5330 East Bellevue Street in the high-demand Tucson submarket. Built in two phases, 1963 and 1966, the property features an attractive unit mix of studio, one-, two-, and three-bedroom layouts, appealing to a broad tenant base. Meritage Homes Grows Marana Presence with P&E Lot Acquisition at Remington Ranch

MARANA, Ariz. (August 8, 2025) – Meritage Homes has purchased Block 3, Phase 4 at Remington Ranch, acquiring 91 platted and engineered lots in a transaction that closed on July 25, 2025. The property is located on Clark Farms Boulevard, east of Sanders Road in Marana. The homebuilder bought the property from AMH Remington Ranch Development TRS, LLC for a total of $5,693,448 ($61,576 per lot).

The purchase expands Meritage’s footprint in Marana, with communities in Gladden Farms, Rancho Marana, and Mandarina, further solidifying its presence in one of the region’s most active residential growth corridors. As shovel-ready lots become increasingly more difficult to secure in Tucson, this acquisition provides Meritage with an efficient, ready-to-develop parcel that benefits from completed engineering and infrastructure in place.

Meritage Homes has steadily grown its market share in the Tucson metro area, with multiple active communities and additional projects in the pipeline. Meritage has stayed active in acquiring land for new projects aimed at meeting ongoing buyer demand for well-located single-family housing.

The seller originally acquired the land to develop a 435-lot build-to-rent community in 2021 and is now divesting a portion of those lots.

Fairview Street for $1,450,000 ($211.35 PSF). The site includes a 6,860-square-foot building on a 1.75-acre parcel, offering expansion potential and flexibility for operations or equipment storage.

The seller, W.E. O’Neil Construction, was represented by Dave Volk and Joey Castillo of VOLK Company. The buyer, ESS, LLC, is affiliated with Emery Sapp & Sons, Inc., and was represented by Andrew Keim of Cushman & Wakefield | PICOR.

The transaction closed on July 16, 2025.
