TUCSON, ARIZ. (July 24, 2025) – In a recent investment acquisition, Austin-based FGH US LLC has purchased a 3.02-acre parcel of commercial-zoned land at the northeast corner of Valencia and Fontana Avenue in Tucson.

The property, zoned C-2, was acquired from Tucson-based Fisher Peak LLC and VCC Partners LLC, Brandon Rogers, manager, for $675,000 ($5.13 PSF). The transaction closed on July 21, 2025.

The site offers frontage along the high-traffic Valencia corridor, a key arterial in Tucson’s south side submarket, with proximity to Tucson International Airport, Interstate 19, and the rapidly growing logistics and residential developments in the area.

Max Fisher of BRD Realty represented the parties in the transaction. The buyer, FGH US LLC, has not disclosed specific development plans but is holding the site as a long-term investment.

The acquisition underscores continued investor interest in infill commercial parcels in Tucson’s southside growth corridors, especially along Valencia, which has seen increased development activity from both national retailers and industrial users in recent years.

8-Unit Madera Casitas Sells for $1 Million in Value-Add Investment Deal

(July 23, 2025) – The Madera Casitas, a well-maintained 8-unit multifamily property composed of charming stand-alone casitas, has sold for $1,000,000 ($125,000 per unit) in a transaction that closed on July 10, 2025. The buyer, La Madera Casitas, LLC, c/o Edgar Watters, is a Tucson-based investment group specializing in acquiring high-quality infill residential assets. The seller was Madera Group, LP of Tucson, c/o Andrea Staar and Douglas  Robson.

Located in a quiet residential pocket of Tucson, Madera Casitas features individually metered units with private backyards, carports, and washer/dryer hookups in most units. The property has maintained historically strong occupancy and presents a compelling value-add opportunity through targeted interior and exterior upgrades.

The unit mix includes five one-bedroom, one-bath units averaging $1,200 per month and ranging from 622 to 654 square feet, along with three two-bedroom, one-bath units renting for approximately $1,500 and measuring between 750 and 836 square feet. Each residence includes air conditioning, tile floors, full kitchens, large bedrooms, and either a porch or patio with scenic views.

Residents also benefit from on-site amenities, including a community pool, laundry facilities, 24-hour access, and a walk-up design that enhances privacy and comfort.

Brenna Lacey Handles $12 Million in Marketplace at the Bridges Sales for Bass Pro Shop & LivAway Hotel

TUCSON, AZ (July 22, 2025)Brenna Lacey of VOLK Company recently completed two major commercial real estate transactions totaling more than $12 million within Marketplace at the Bridges, a dynamic 110-acre mixed-use project that continues to attract national retailers, entertainment venues, and hospitality brands. Located along I-10 between Kino Parkway and Park Avenue, Marketplace at the Bridges has become one of Tucson’s most sought-after retail destinations—anchored by high-performing Costco and Walmart Supercenter locations.

In the larger of the two recent deals, Lacey represented Tucson Retail LLC in the $10,100,000 investment sale of a long-term ground lease to TMY BPS Tucson LLC, which is ground-leasing the site at 1500 E Tucson Marketplace Blvd. to Bass Pro Shops. The transaction closed on July 15, 2025, and reflects strong investor demand for triple-net (NNN) retail investments backed by iconic national brands.

Prior to this sale, Lacey had also represented the seller, Tucson Retail LLC, in the original ground lease transaction with Bass Pro Outdoor World, helping secure the outdoor retail giant’s commitment to the Tucson market. The future Bass Pro location is now under construction and is designed to serve as a regional outdoor retail destination for the entire Southern Arizona region. Often dubbed “The Walt Disney of the Outdoors,” Bass Pro is known for integrating immersive design with shopping, including water features, hands-on displays, and live fishing demonstrations. The new store will span over 100,000 square feet and is expected to draw significant foot traffic as a “retailtainment” anchor.

In a separate transaction, Lacey represented Tucson Retail LLC in the sale of a 3.19-acre parcel on June 6, 2025, to Tucson Hotel Holdings LLC for $2,163,000. The buyer plans to develop a 126-room LivAway Suites hotel next to Costco along Kino Boulevard. LivAway Suites is a growing extended-stay hospitality brand offering clean, modern accommodations for longer-term business travelers, medical visitors, and relocating families. The new hotel will contribute to the area’s expanding hospitality ecosystem and has broken ground for a Summer 2026 delivery.
