Multitenant Office Building Sells for $1.25 Million

TUCSON, ARIZONA – The multitenant office building at 5315 E Broadway Blvd in Tucson sold in an investment sale for $1.25 million ($138.50 PSF), located northwest of Craycroft Road on Broadway Blvd.

The 10,300 square foot two-story building was constructed in 1962 on .45 acres with 9,025 rentable square feet. The building has 19-20 office suites with 1,000 square feet vacant at time of sale.

Tenants include: Locksmith Near Me, LLC; Velvet Vapors; Southwest Kratom; Savvy Computers; Urgent Home Care Tucson; IPC Technical Services; Secret Society Tattoo Shop; and Adobe Car & Van Rental plus more.

Carl Weinstein with CHW Group (Tucson) brokered the deal and was a principal in the selling entity, Jesson Properties.  The buyer M2 Properties, Inc. c/o Joseph Tang of El Segundo, CA was self-represented.

Health Care Centers Shuffle Some Locations in Tucson

TUCSON, ARIZONA – Catholic Community Services of Southern Arizona bought the vacant office building at 1650 E Fort Lowell Road in Tucson for $2.8 million ($143 PSF), formerly occupied by the seller, as a CODAC Health, Recovery & Wellness Center.

The 19,495 square-foot building (built 1985) on 1.72 acres will be occupied by Catholic Community Services to replace the St. Elizabeth’s / El Rio Health Center at 140 W Speedway Blvd that recently sold to Pima County Community College District for $4 million ($153 PSF). Pima College will be expanding into this 26,081 square-foot property on 3.36 acres at 140 West Speedway Blvd in Tucson, adjacent to the current Pima Community College Campus.

The 1650 E Fort Lowell transaction closed on September 7, 2022 and 140 West Speedway closed on August 17, 2022.

CODAC had moved last year to the former Brown Mackie College at 4585 E Speedway Blvd that was purchased for $3.6 million ($116 PSF) in April 2021. A 31,471 square-foot building on 3.25 acres (built 1986), CODAC expanded from almost 20,000 square feet to over 30,000 square feet in that move.

Net Leased Medical Office $2 Million Sale in Tucson

TUCSON, Arizona – A net leased sale of the medical office building at 850 N Kolb Road in Tucson sold recently for $2 million ($175 PSF). The 11,398-square-foot building was built in 1992 on 2.32 acres located southeast of Rosewood Street and Kolb Road.

The seller had been an occupant in part of the building, dba Luis Cueva, Jr. DDS. Property sold fully occupied to Arizona Center for Vasectomy and Urology, Dr. Peter Burrows.

As a urologist, Dr. Burrows is highly trained to treat disorders of the male and female urinary tract (bladder, ureter, kidney, and urethra) and the male reproductive system. Dr. Burrows has also received additional training in subspecialty areas including microsurgery (e.g., vasectomy, vasectomy reversal) and male reproductive medicine and surgery (e.g., male infertility, erectile dysfunction, vasectomy reversal).

The building includes exam rooms, offices, operating room, lab, and recovery room.

The investor was Academy Medical Center, LLC an affiliate of EJC Properties, Eddy Chernecki, manager.
