TUCSON, AZ (July 31, 2024) – Tucson-based Mister Car Wash purchased 1.18 acres of land at 2850 W Valencia Road, at the northeast corner of Valencia and Cardinal Ave. in Tucson, from Rose VL, FLP for $1.2 million ($23.36 PSF).

Institutional Property Advisors Brokers 288-Unit Multifamily Asset Sale in Tucson

TUCSON, AZ (July 26, 2024) — Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI), announced the sale of Equestrian Apartment Homes, a 288-unit multifamily property at 4701 W Linda Blvd. in Tucson.

According to public records, the asset sold for $60.2 million ($209,027 per unit).

“Equestrian’s prime Northwest Tucson location is underscored by superior demographics,” said Clint Wadlund, IPA senior director. “Within a three-mile radius of the property, 67% of the workforce is white collar, and the average household income is over $103,700, which is 29% higher than the Tucson average.”

“Strong macroeconomic fundamentals in the Tucson MSA, coupled with our team’s expertise in connecting sellers with well-suited investors, resulted in a seamless transaction that enabled the buyer to enhance their presence in the market,” said Hamid Panahi, IPA senior vice president.

Wadlund, Panahi, and IPA’s Steve Gebing and Cliff David represented Bridge Investment Group, the seller, and procured Investors Capital Group, the buyer.

Built in 2008, the property’s stylish interiors feature fully equipped kitchens, granite countertops, in-unit washers and dryers, nine-foot ceilings, large walk-in closets, and private patios or balconies. Desert Retreat MH & RV Park Sold for $2.35 Million

TUCSON, AZ (July 25, 2025): Desert Retreat Mobile Home & RV Park is an all-age community offering 40 rental units at 6308 S Nogales Hwy. in Tucson’s southern submarket. The park comprises 34 spaces (10 RV and 24 MH spaces), a duplex, two SFRs, and two retail businesses currently leased and operating.

The asset sold for $2.35 million ($58,750 per rental).

The Community was initially built in 1949 and sits on approximately 2.29 acres. Desert Retreat is on  City services; electricity is directly billed to all sites except for five, which are individually read and billed back. The sites offer 200 AMP electrical service to pedestal units that provide Cox cable, telephone, and internet services. Water and sewer are individually metered and billed back. All water lines are copper.

The two Retail Businesses include El Barquito Seafood & Grill and a hair salon. The restaurant is directly billed for electricity and gas, the salon is directly billed for electricity and billed back for individually sub-metered water and sewer.

There is one park-owned mobile home (2019 Clayton 14’ X 66’). Desert Retreat has a laundry facility, two washers/dryers, and leased equipment. The Community has an on-site office that could be converted back to its original use as a studio apartment. The Park is fully fenced and offers two storage garages and a private maintenance yard with a storage trailer. Desert Retreat has been owned and operated by the same family for 38 years.
