Meritage re-loads as lot deals continue in Gladden Farms

MARANA, ARIZONA — Meritage Homes closed on 81 lots (45’X120′) in Block 27 of Gladden Farms for $4,228,400 ($52,200 per finished lot). The lots were purchased from Gladden Phase II, LLC (Crown West Land Group, Dean Wingert, Vice President).

Gladden Farms is a 1,350-acre master planned community in northern Marana, just west of Interstate 10 between Tangerine and Moore Roads. The master-plan has been a top performing community in the Tucson area for many years and is one of the most active projects in the Northwest Tucson submarket. The community is home to 5 builders, Meritage Homes, Richmond American, Lennar, Pulte, and KB Home.

Will White and John Carroll of Land Advisors Organization in Tucson handled the transactions and have the marketing assignment on all of Gladden Farms.

“Meritage has built and sold successfully in the Gladden Farms community for several years and will be re-supplying 45’ wide lots as replacement to their current Tribute community which is nearing sellout,” said White. “The sale is the latest in a series of new lot closings in the Gladden Farms MPC over the past 45 days.”

TUCSON, ARIZONA — RJC 7265 Ventures, LLC (Robert Chorost, manager) purchased the medical / office building located at 7265 E. Tanque Verde Road, Tucson, Arizona in Colonia Verde Plaza II for $530,000 ($88 PSF).  Located east of the Tanque Verde/Sabino Canyon intersection in Northeast Tucson,​ across from Udall Regional Park and just east of the new Sabino Canyon Rd Bypass, the two-tenant property consists of an approximately 6,056-square-foot building on 30,046-square-feet of land, build in 1991.

The approximately 1,740-square-foot dentist office has 3 exam rooms, 2 restrooms and 2 labs.​ The dentist recently exercised his 6 year option which will expire on April 30, 2025.​

Discount Tire Buys Building it Occupied in Tucson

TUCSON, ARIZONA – Discount Tire Co. purchased the property at 3701 E Speedway in Tucson. Halle Properties LLC in Scottsdale (Michael S. Zuieback, principal) paid $1.1 million ($162 PSF) to acquire the 6,782-square-foot building where Discount Tire was a tenant prior to sale.

The deal was negotiated by Hank Amos of Tucson Realty & Trust in Tucson representing the seller and Webb Sellers of SRS Real Estate Partners of San Antonio, TX for buyer.

The property, which was built in 1988 at the northeast corner of Speedway Blvd and Dodge Road, has 5 grade level roll up doors and sold with 10 years remaining to the lease. Discount Tire will continue to occupy the property as an owner user.

This is one of eleven Discount Tire store locations in Tucson.
