TUCSON, Ariz. (September 26, 2025) — An industrial property with yard space at 2935 East Benson Highway has sold for $1,000,000 ($156 PSF), marking a significant owner-user acquisition on Tucson’s southside.

The buyer, 2935 E Benson HWY LLC, purchased the 6,400-square-foot warehouse on 2.96 acres from Catalina Credit Corp. The transaction closed on September 5, 2025.

The site, zoned C-2 across two parcels, offers a rare mix of flexible land and building utility. The property includes a standalone 1,440-square-foot office structure in addition to the warehouse, which is outfitted with two large 28’ x 18’ work bays and substantial electrical capacity, including both 200A and 400A 208V 3-phase service. NGW Properties Acquires Flex Industrial Property for J.W. Civil Construction Company

TUCSON, Arizona (September 26, 2025) — NGW Properties LLC of Tucson has purchased a pair of industrial buildings with yard space at 208 E. Fort Lowell Road and 1350 N. Estrella Avenue in Tucson’s Central submarket for $300,000 ($94.28 PSF). The seller in the transaction was Estrella Lowell LLC of Tucson.

The transaction closed on September 23, 2025.

The property, built in 1950, comprises 3,182 square feet across two buildings, measuring 1,800 square feet and 1,382 square feet, and sitting on a fully walled and gated lot of 0.54 acres within the Coronado Heights subdivision. The lot totals 23,500 square feet of C-2 zoning.

NGW Properties purchased the property to be owner-occupied to an affiliate company, doing business as J.W. Civil Construction Company, for its Tucson operations. The deal was structured with a seller carryback.

SOLON Corporation Acquires Dodge Boulevard Office Building for $1.97 Million

TUCSON, Arizona (September 25, 2025) – SOLON Corporation, a solar technology company with existing operations in Tucson, has purchased a 12,690-square-foot office/industrial building at 3366 North Dodge Boulevard for $1,965,000. The transaction closed on August 26, 2025.

The seller was Coopers DIY, LLC, represented by Buzz Isaacson of CBRE Tucson. The buyer, SOLON Corporation, was represented by Jesse Blum, SIOR, Principal and Industrial Specialist, and Jason Shaltiel, Office Specialist, with Cushman & Wakefield | PICOR.

The property, built in 1970, sits on 0.72 acres in Tucson’s Central submarket and includes 26 parking spaces and two grade-level roll-up doors. The sale equates to $154.85 per square foot for the building and approximately $62.29 per square foot of land value.

SOLON intends to owner-occupy the site as part of its continued expansion in the region.
