Peach Properties Acquires Downtown Tucson Building from Providence Corporation

TUCSON, Arizona — Ron Schwabe and Marcel Dabdoub have partnered again, this time, to buy 44 East Broadway Blvd. in Tucson for $4,332,990 ($135 PSF) and 30,000-square-feet of parking lots from The Providence Service Corporation of Stamford, CT.

Home to Ron Schwabe and Peach Properties’ central office, this large multi-use building in downtown Tucson was redeveloped by Peach to serve as headquarters for Providence Service Corp in 2010.  The 32,000 gross-square-feet, four-story building, was built in 1979, and features 20,000-square-feet of office space and penthouse level condos on the upper levels.

The four, unique downtown residential lofts each come complete with huge windows, a balcony and rooftop deck with private rooftop pool.

Providence Service Corporation acquired the building in 2010 and occupied the second floor, leasing the ground and third floor offices, while working with Peach Properties to develop four residential lofts on the top floor.

Providence has decided to consolidate operations on the east coast and have leased back its space for another year. With Providence, the building was fully occupied when is sold.

44 East Broadway is situated in the center of the business and government district on a streetcar stop, within easy access to restaurants, banks, and performing arts venues in downtown Tucson.

Peach Properties has extensive experience renovating in downtown Tucson. Peach was also recently awarded the redevelopment of the Ronstadt Transit Center by the City, into a transit oriented development anchored by 250 housing units for all ages and economic backgrounds, 450 parking spaces and a 144-room hotel and conference center. This mixed-use project is on a key 4.7-acre downtown site at Congress and 6th Avenue.

C&W Picor Handles Sale of Southern Arizona Urgent Care for $2.9 Million

River Rd. in Tucson, from 90 W River, LLC for $2.855 million ($541 PSF). The property was fully occupied by Southern Arizona Urgent Care and sold in an investment sale.

Charlie’s Comic Books Grand Reopening Feb. 1st with Thousands of 25¢ Comics

TUCSON, Arizona — There will be thousands of comics available for only TWENTY-FIVE CENTS EACH for TEN DAYS starting February 1st, to commemorate the GRAND REOPENING of Charlie’s Comic Books in its new location at 1421 S. Kolb Road, Tucson, AZ 85710.

Charlie’s Comic Books will relocate from 5460 East Speedway (at Craycroft) to its bigger, better and permanent new location and be ready to reopen on February 1st.

Charlie Harris has been selling comics in Tucson for over a quarter century. “It was time to stop paying rent and become a property owner,” Charlie said. “That was a major motivator to buy a building. The new place is also a third bigger, which will allow more space to display my current stash of 85,000 comics.”

Charlie makes a determined effort to read every comic book that comes to him, so he knows the material and can speak knowledgeably about all of them.

It’s important to Charlie to also support local comic creators in the community and stocks their small press publications. In turn, the creators tend to support his shop. A few times per year, events in the shop benefit various local and national charities with local creators spending the day providing sketches and autographing their latest projects. These events often involve raffles and auctions for the charities.

“I also like to keep a large stock of all age comics and books in stock and find that comics are a great way to interest children in reading when the characters and topics are those that are already known favorites,” Charlie says.

The new location is a 2,890-square-foot building, built in 1963, that commanded a sale price of $270,000, or roughly $93 per square-foot.

Frank Arrotta with Tucson Realty & Trust Company represented both buyer and seller, Roy W Goss in the transaction. Goss was an owner occupant of the property prior to the sale dba Power Plus and is now retiring. Power Plus handled Harley Motorcycle rebuilds, custom builds and repair work at this location for 25 years.
