TUCSON, AZ (October 15, 2025) — Winterhaven3232 LLC has purchased The Winterhaven Apartments, a 24-unit multifamily community located at 3232 N. Tucson Boulevard in Tucson, for $2,800,000 ($116,666 per unit). The property was sold by Ando LLC, with Allan Mendelsberg and Joey Martinez, Principals and Multifamily Specialists with Cushman & Wakefield | PICOR, representing both parties in the transaction.

The transaction was recorded on October 7, 2025.

Built in 1979, the 19,080-square-foot complex features a desirable unit mix of 10 one-bedroom/one-bath and 12 two-bedroom/two-bath apartments. The property has undergone recent capital improvements and offers residents attractive amenities, including a sparkling swimming pool, on-site laundry facilities, and covered parking.

Situated near Fort Lowell Road in Tucson’s Central submarket, Winterhaven Apartments is surrounded by established neighborhoods, shopping, and employment centers, with close proximity to Banner–University Medical Center, The University of Arizona, and the Winterhaven Historic District.

The property was marketed as a value-add investment opportunity with below-market rents and strong upside potential, reflecting investor confidence in the Central Tucson multifamily market’s stability and continued rent growth.

“This sale demonstrates ongoing investor demand for well-located, stabilized multifamily assets with upside through renovations and rent repositioning,” said Mendelsberg. “Central Tucson continues to outperform, driven by its proximity to major employers and consistent renter demand.”
