Larsen Baker Sells KFC Drive-Thru Building at Manzanita Plaza to Operator

Tucson, AZ. – (November 1, 2024) –Larsen Baker, through its affiliate Manzanita Investment Group, LLC, sold the 2,234-square-foot freestanding KFC with drive-thru at 2970 W Valencia in Tucson at the Manzanita Plaza Shopping Center.

STRR Investments, LLC, the current operator of KFC, purchased the building. It was sold for $2,100,000 ($940 PSF) and closed on October 25, 2024.

STRR Investments, LLC is a Texas domestic limited liability company. Tanweer Ahmed is its principal manager.

Cushman & Wakefield | PICOR closed $5.6 Million in Apartment Sales in Tucson

TUCSON, AZ (October 30, 2024) Ridge Rock Residences LLC of Scottsdale purchased Twenty Lofts on Tenth, a 20-unit apartment complex located at 824 E. 10th St., in Tucson sold for $3,175,000 ($158,750 per unit).

The 8,835-square-foot complex, built in 1962, was purchased from The Twenty Lofts on Tenth, LLC or Tucson.

The transaction closed on October 24, 2024.

Both parties were represented by Allan Mendelsberg and Joey Martinez, Principals and multifamily specialists with Cushman & Wakefield | PICOR.

In a second transaction, Nido4, LLC of California purchased Mission at Mohave, a 24-unit apartment complex at 319 E. Mohave Rd., in Tucson for $2,400,000 ($100,000 per unit).

The 14,560-square-foot complex, built in 1981, was purchased from JRJS West Sac Investors LLC, also from California.

The transaction closed on October 22, 2024.

LAO Negotiates Rare Strategic Parcel at Stone Canyon Sells for Investment

TUCSON, ARIZONA, (October 25, 2024) — WAA Stone Canyon, LLC (April Worden, CEO) closed on +/-70 Acres of mixed-use residential/resort land in Stone Canyon for $5,450,000. The parcel is strategically located along Tortolita Mountain Circle Road in the center of the project. The land will be held for investment.

Brown Worden Properties is the largest family-owned, woman-led self-storage owner in the Tucson metro market under the A Family Storage brand. The company is also involved in several mixed-use commercial, industrial, and multi-family developments in multiple markets. This purchase is the most recent in a series of strategic land investments in Tucson by Brown Worden over the past 36 months.

The property is part of the private, 1,400-acre Stone Canyon MPC and is located within the Rancho Vistoso community northwest of Tucson. The project is home to world-class golf and fitness facilities complemented by an array of Tucson’s highest-end custom and semi-custom homes.
