Rancho Rillito in Tucson Sells for $2 Million – Investment in Its Natural Beauty Preservation

TUCSON, AZ (December 6, 2023) — Hark Investors, LLC and Rancho Rillito LLC purchased the 19,510 square feet of space at 3801 N. Swan Rd. in Tucson from Damian Community LLC for $1.94 million ($99.44 PSF).

Long-time Tucson residents Gary Roberts, Adrienne Crump, and Darel and Tamie Harrison are new owners of this historic property on the Rillito River. The property offers 15 apartment homes across a sprawling 7-acre desert oasis with a lap-size pool, hot tub, sports court, and community clubhouse.

In honor of its one-time use as a 46-acre historic guest ranch called El Rancho Rillito from 1946 to 1954, the apartment community is now called Rancho Rillito. The new owners aim to preserve the property and maximize its natural landscape’s beauty for the residents’ enjoyment and use.

Teen Challenge Adds New Thrift Store at former Super 99 Cent Store

TUCSON, AZ (December 5, 2023) – Teen Challenge of Arizona has acquired the Super 99 Cent Store at 3960 N Stone Ave., the southeast corner of Roger and Stone in Tucson, for $1.5 million ($163 PSF).

The former dollar store left some of its inventory for Teen Challenge, as the buyer plans to use the property for a Teen Challenge Thrift Store.

The 9.180-square-foot building was built in 2005 and sits on a 1.44-acre lot.

Peter Ellefson with EPL Realty Group in Mesa represented the seller, Seong Ho Lee, who converted the original Family Dollar into a Super 99 Cent Store in 2020 after buying the building.

Teen Challenge was self-represented in the transaction.

D.R. Horton returns to Hanson Ridge in Vail for more lots

TUCSON, AZ (December 1, 2023) – After closing on 101 lots in March 2022, D.R. Horton is back for another 100 lots at Hanson Ridge in the Vail area on the east side of Tucson.

The lots are a mixture of 40’ and 50’ wide located in the Weissman Ridge subdivision and sold for $4,334,296 ($43,342 per lot). This transaction closed on November 22, 2023.

According to Redfin, in October 2023, Vail home prices were down by 0.9% compared to last year, selling for a median price of $421,000. On average, homes in Vail sell after 76 days on the market compared to 62 days last year. There were 24 homes sold in October this year, down from 33 a year ago.

D.R. Horton has been building in this area for some time. These new expansions will add to their offerings at Hanson Ridge, located along E Old Vail Rd, set against the stunning backdrop of the Rincon Mountains and within the highly sought-after Vail School District.
