Tucson Home Depot Anchored Center Sells to California Investors for $25.5 Million

TUCSON, ARIZONA (November 17, 2023) – The inline shops at the Home Depot-anchored retail center at Oracle and Wetmore, sold for $25.5 million ($282 PSF). The transaction closed on November 14, 2023.

Located at the southeast corner of Oracle and Wetmore in Tucson, the 90,456-leasable-square-foot inline shops that sold was constructed in 2005 and was 98% occupied at the time of sale, with such tenants as PetSmart, World Market, JoAnn Fabrics and Crafts, and Ulta Beauty. The sale does not include the Home Depot.

The buyer, Acacia-Tucson, is a subsidiary of Acacia Real Estate Group in Newport Beach, CA (David Pittman, managing partner), and was self-represented in the transaction.

Former Long John Silver now Starbucks, Sells in Investment Sale in Tucson

Tucson, Arizona, (November 17, 2023) – DSW Commercial Real Estate (DSW) a leading development, investment, brokerage, and property management firm announced the sale of a single-tenant retail property, leased to Starbucks located at of 3700 S 6th Ave, Tucson, AZ. The 2,536 square foot asset sold for $2,388,000 at $941.64 per square foot.

Christopher Itule of DSW Commercial Real Estate, had the exclusive listing to market the property on behalf of the Seller, The Common Group. The Buyer is from the San Diego area and was represented by Manabu Kagiyama of Dotown Inc.

Before

The building was originally built in 1978 and was occupied by Long John Silver. After sitting vacant for many years, The Common Group purchased the property in September of 2015 and began renovations. Having experienced some tenant turnover, The Common Group was able to sign a lease with Starbucks. The property is located directly west of the VA Hospital and is one of two Starbuck stores in Arizona dedicated to military service members.

Centria Autism Buys Expansion Site in Tucson

TUCSON, AZ (November 16, 2023) – 2222 South Craycroft Road, LLC, an affiliate of Centria Autism purchased the Vantage West Annex building at 2222 S Craycroft in Tucson for $2.15 million ($156 PSF).

The 13,800-square-foot building on a 66,040-square-foot lot was purchased for development of a Centria Autism Center. This will be an expansion to its other two locations in Tucson.

Centria Autism was founded in 2010 and quickly became a leading provider of Applied Behavior Analysis (ABA) Therapy to children with autism in the country. After just five years, Centria Autism grew to be the largest ABA Therapy provider in Michigan and has since expanded to serve 13 states in the U.S.
