Tower 16 Capital Partners Sells Two-Property Tucson Multifamily Portfolio for $65.15 Million

Commercial Real Estate Investment Firm Invested $4.9 Million in Renovations and Upgrades to the 459-unit Two-Pack During its Two Year Hold Period

TUCSON, ARIZONA, October 26, 2022 — San Diego-based Tower 16 Capital Partners, has sold a pair of multifamily assets in Tucson, Arizona, for $65,150,000 to an undisclosed buyer. The 459-unit two-pack was assembled by Tower 16 over the last 24 months with the company instituting a heavy repositioning effort to all the assets. The properties consist of Sierra Vista and La Mirada Apartments.

“We are excited to announce the successful sale of these assets to a strong and reputable buyer, who knows the Tucson market well,” said Tower 16 co-founder Mike Farley. “Upon our acquisition, both assets needed significant physical and management improvement, which we quickly implemented at the two properties. The result was an execution that we are proud of, leaving both properties well positioned to take advantage of the strong economic dynamics of the Tucson market.”

Both assets received significant renovations including the leasing offices, outdoor amenity areas and interior unit renovations on 40 percent of units. Tower 16 purchased the properties for $36 million and spent $4.9 million on improvements during the approximate two years they owned the properties. The new buyer plans to continue the renovation efforts to further improve the appeal and performance of the assets.

Sierra Vista consists of 258 apartment units located at 3535 N. 1st Avenue. The property has two pools, a new clubhouse, leasing office and gym. La Mirada consists of 201 apartment units and is located at 4415 E. Grant Rd. La Mirada has two pools, a new clubhouse with a fitness center, and a new outdoor amenity area.

Surf Thru Express Expanding into Oro Valley Marketplace for 5th location

Tucson, AZ, October 26, 2022 – Surf Thru, Inc. closed on its fifth site in the Tucson area on October 14, 2022. The Bakersfield, CA based quick service carwash chain purchased a ±47,070 square foot PAD site located at the northwest corner of Oracle Road and Innovation Market Drive, Oro Valley, AZ for $1.45 million ($31 PSF).

The address will be 11595 N Oracle Road in Oro Valley, part of the Oro Valley Marketplace at Oracle and Tangerine.

Surf Thru Express Car Wash is expanding throughout the western United States, including Southern California, Arizona, Nevada, New Mexico, Texas and Oregon.

Brown/Worden picks up prime commercial land at La Estancia MPC

TUCSON, ARIZONA, October 21, 2022 — WAA Investment Holdings, LLC (April Worden, CEO) closed on +/-50 Acres of mixed-use commercial land in the La Estancia MPC for $6,250,000. The parcels are located at the entrance of the master-plan at the SWC of Kolb Road and Camino Boleadoras. The land was purchased from SBH La Estancia LP (Sunbelt Holdings, Sean Walters, President/COO).

Brown Worden Properties is the largest family-owned, woman led owner of self-storage in the Tucson metro market under the A Family Storage brand. The company is also involved in several mixed-use commercial, industrial, and multi-family developments in multiple markets. The land will be held for investment and developed over time.

The property is part of the La Estancia MPC and is centrally located along the Kolb Road Corridor, southeast of Tucson. The land is north of Interstate-10 and across the street from the University of Arizona Science and Technology Park. La Estancia is south of Amazon distribution and Port of Tucson and near Tucson’s major employment and retail services.
