Larsen Baker Acquires Second Retail Corner at Broadway & Craycroft, Rebrands to Broadway Crossing

Tucson, Arizona – Larsen Baker, through its affiliate Broadway Investment Group, LLC et. al recently acquired the 86,500-square-foot shopping center located at 5355-5455 E Broadway Blvd. in Tucson, Arizona for $14,900,000 ($170 PSF). The purchase includes two future drive thru building locations: a Starbucks Coffee currently under construction, and a future to be named restaurant with construction starting later in the year.

The shopping center will undergo an exterior renovation and rebranding to Broadway Crossing. A new line up of retail tenants will open for business in 2022. Davis Kitchens and Sherwood Cabinets will have their retail showroom grand opening in the former Toys R Us building in January. Cycle Gear, the largest privately held motorcycle accessories retailer in the country, will open their 9,000-square-foot store in 2nd quarter 2022.

Service Aero Solutions (SAS) Coming to Marana Technology Campus

MARANA, ARIZONA – Service Aero Solutions (SAS) purchased a 3-acre site in Marana Technology Campus, 8135 W Tangerine Road in Marana for $550,000 ($4.21 PSF) recently for construction of an industrial building.

Service Aero Solutions, LLC was founded in 2012 by Monte Thiesse, with 17 years of aviation experience that spans the operational, logistic, and maintenance facets of the industry. SAS employs a multifaceted group of people specialized in commercial aircraft maintenance.

“We are a FAA certified Commercial Aircraft Engine inspection and management company,” explained Thiesse. “We plan to provide a climate controlled indoor storage, maintenance, and preservation of commercial aircraft turbine engines to service the large customer base here in Southern Arizona.”

SAS in Marana is centrally located to many of the largest storage and MRO facilities in the South West.

Tom DeSollar of American First Properties in Tucson represented the seller, Marana Technology Campus in the transaction. DeSollar told us there is but one 3.86-acre lot remaining for sale in the center.  Breakers Road has now been renamed Marana Tech Drive where SAS will be joining International Towers and PVB Fabrications.

Tucson’s Family-Owned Quik Mart Chain Sells Business to Tucson-based Company

TUCSON, Ariz. — Southwest Convenience SPE LLC (SWC), a newly formed limited liability company, has announced the acquisition of Quik Mart Stores Inc., a chain of 17 convenience stores in the Tucson, Ariz., metropolitan area.

SWC was created for the purpose of acquiring the Quik Mart assets.

Sale price was undisclosed. Of the 17 stores, 15 are owned by Quik Mart in fee and two are subject to long-term leases. Eleven of the 17 stores sell fuel and all of them but one is branded Chevron.

Quik Mart is a second-generation family business and is the largest independent convenience store retailer in the Tucson market. J. Wesley Little founded the company in 1965 with the purchase of three c-stores. Little started his career as a grocer, and, as a result, all of the stores still have a strong grocery presence. In addition to a wide array of grocery selections, four stores offer made-to-order sandwiches, salads, burritos and pastries via the company’s Hungry’s Subs and Salads proprietary offering, and three stores offer pizza, chicken wings, hamburgers and other hot foods under the Hot Stuff Pizza franchise.

“Quik Mart has been a fixture in the Tucson, Ariz., landscape for over 55 years, and it was an extremely difficult decision for our family to make,” said Troy Little, president of Quik Mart. “However, after careful consideration of various options over a number of years, we concluded that now was the right time to sell.”

Tucson-based SWC, dba Quik Mart, is owned by Robert Berg, Brett Bishov, Kevin Gandy (CEO of LPT Retail Services) and Akash Chilka, and it will provide an ideal platform to expand in the Tucson metropolitan area, the company said.  SWC is a convenience store operator focused on small to midsize metropolitan markets throughout the United States. SWC and its principals have operational experience including more than 3,600 locations and capital markets experience in excess of $7 billion.
