TUCSON, AZ (December 8, 2025) — A four-unit retail strip center located at 4622–4628 E Speedway Blvd has sold for $1,500,000 in an investment transaction recorded November 18, 2025.

Built in 1963, the 10,277-square-foot property sits on 0.71 acres at the northeast corner of Speedway Blvd near Swan Road in the Old Pueblo Heights subdivision. The sale reflects $145.96 per square foot and $375,000 per unit. The center includes multiple retail bays, a pylon sign, and frontage along one of Tucson’s busiest commercial corridors.

The seller, Thorinsson II LLC of Carson City, Nevada, transferred the property to Speedway Tiendas Properties LLC, based in Green Valley, Arizona. The buyer’s representative listed in the recorded documents is Mr. Dwight David Lopez. The deal involved a private lender.

The site is zoned C-2 and includes three addresses: 4622, 4624, 4626, and 4628 E Speedway Blvd.

TUCSON, AZ (December 5, 2025) — A 12-unit multifamily community along East 22nd Street has sold for $1,100,000 in a value-add investment transaction that reflects the continued strength of Tucson’s small-unit rental market. The property, known as Villas at 5850, includes six one-story duplex buildings constructed in 1954 and situated across four commercial-zoned parcels in the Craycroft Addition subdivision. The community features renovated one-bedroom, one-bathroom units with in-unit washer and dryer setups, private gated backyards, and a fully fenced lot. One unit was vacant at the time of sale.

The seller, Villas at 5850 LLC of Scottsdale, transferred the property to CT2 Properties LLC of Walnut Creek, California, in an investment sale recorded on November 7, 2025. MARANA, AZ (December 4, 2025) — A 44.1-acre commercial land parcel along I-10 in Northwest Marana has sold for $2,500,000 ($56,689 / acre, $1.30 PSF) for RV Storage and landscaping business. The site, located at 11135 W Adonis Road, sits near the southeast corner of Adonis Road and Grier Road and features over 2,200 linear feet of interstate frontage.

The buyer, K2 Properties LLC of Mesa, AZ, acquired the property from 11135 Adonis Holdings LLC, an Edina, Minnesota–based owner. The sale included a seller-carryback component.

The transaction closed on November 19, 2025, and is zoned E – Transportation Corridor.

The buyer, Kelly Shepherd, manager of K2 Properties LLC, intends to develop with partners:

  • An RV storage facility on the southern 20 acres, and
  • A landscaping materials business with a storage yard on the remaining acreage.

The level site has existing water and power at the property line and potential sewer access. The Town of Marana has indicated support for near-term development and plans to complete Adonis Road to provide improved connectivity to the rapidly expanding Tangerine Road/I-10 corridor, which includes a planned 4,500-home mixed-use master-planned community just north of this site.
