Oro Valley Roundabout construction begins September 18 – additional detour route added

Oro Valley, Arizona — Reminder from the Town of Oro Valley that construction of the roundabout at the La Cañada Drive/Moore Road intersection begins Wednesday, September 18. Please note the original detour routes have not changed, but thanks to Richmond American, a nearby residential development, an additional route (Dutch Drive) bridging La Cañada Drive and Moore Road has been added as an option. This road has not been formally accepted by the Town of Oro Valley from the developer, but the developer is allowing access through the development during construction to help improve traffic flow. Keep in mind that the intersection of La Cañada and Moore will be completely closed to all traffic (except emergency vehicles) beginning early in the morning on September 18 through November 22. This will allow the Town to complete the project quicker than originally anticipated, which will increase site safety and shorten the time residents in the neighborhood are impacted by the detour routes. The initial estimate for the roundabout was nine months; by expediting the project, it will allow for completion in approximately two months. Borderland Construction is the contractor.

Pedestrians and bicyclists will have access around construction during the closure. Please be aware this access may be over rough and uneven surfaces and cyclists may have to dismount and walk their bikes through the pedestrian access. Detour map

Closing this intersection provides several benefits. It increases safety in the construction area; allows the contractor to finish the project in less time, which lowers the cost of the project; and allows the Town to establish detour routes and monitor those routes in neighborhoods. Oro Valley Police Department will patrol the detour routes throughout construction.

Part of the road detour plan includes placing a four-way stop at the Copper Springs Trail, Salt Cedar Drive and Moore Road intersection. Other roads will be deemed local access only and signage will be set up for that purpose.

Please note: access through the intersection for emergency vehicles will be maintained throughout construction.

Installing a roundabout at Moore Road and La Cañada Drive was deemed the best solution to improve safety and traffic flow. Roundabouts are generally safer than traffic signals as they decrease speeds and reduce the number of contact points at an intersection, thereby reducing the possibility of direct “T-bone” collisions. The Town will be producing informational materials on how to utilize this roundabout before the intersection reopens in November.

Industrial Buildings Trade at Eastside Research / Commerce Center

8080 E Research Court, Tucson, AZ

TUCSON, Arizona – Pokey Abode, LLC (Paul Bistline, manager) bought the industrial property previously by B/E Aerospace at 8080 E Research Court in Tucson for $780,000 ($68 PSF). B/E Aerospace vacated the building shortly after it was acquired by Rockwell Collins last year and the building had been vacant since then.

Bistline’s company, Medical Technique, Inc. (MTI) is a leader in microscope lens and drapes. It is the first company to manufacture drapes with OPTICS ONE ™ the clearest lens in the world made from glass the only optically clear material which allows the surgeon to operate with perfect vision.

Prior to this transaction, Pokey Abode closed on the sale of 8060 E Research Court next door, for $900,000 ($91 PSF) to DTJ Investment, LLC (David Johnson, manager) to be owner occupied by Desert Aircraft. The 9,867-square-foot industrial space is to be the new headquarter for Johnson’s company, an industry leader in manufacturing giant scale model remote control airplane engines.

Both properties are in the Eastside Research / Commerce Center.

Mark Biery with Berkshire Hathaway Commercial Real Estate Division of Tucson handled the sale of 8080 E Research Court and there were no brokers on the sale of 8086 E Research Court.

Brakes Plus NNN Lease Sells for $2.775M in Phoenix

PHOENIX, Arizona – Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, has announced the sale of Brakes Plus, a 6,075-square foot triple-net-leased property located in Phoenix, Arizona. According to Ryan Sarbinoff, regional manager of the firm’s Phoenix office, the asset sold for $2,775,000 ($457 PSF).

Chris Doty, an investment specialist in Marcus & Millichap’s Phoenix office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, a partnership, was procured by Mark Ruble, Jamie Medress and Chris Lind, also investment specialists in the firm’s Phoenix office. “The seller decided to list the property as part of a reverse exchange,” Doty stated. “By utilizing our brokerage platform, the firm was able to find the perfect investor to acquire the asset and support both sides through the transaction.”

Brakes Plus is located at 17249 North Tatum Boulevard in Phoenix, Arizona.  The property, built in 1998, is a 6,075-square-foot building situated on 0.66 acres of land. It has excellent visibility from North Tatum Boulevard with traffic counts of approximately 35,200 vehicles per day and is near the intersection of East Bell Road with daily traffic counts of approximately 36,721 vehicles per day. The property is next to O’Reilly Auto Parts and Fry’s, and is in the immediate area of Walmart Supercenter, Wells Fargo, Home Depot, Chase, Starbucks, Petco, Wendy’s, Bank of America, Chipotle and more.
