Southern Arizona CRE Lease Activity | May 23-27, 2025

TUCSON, AZ (June 2, 2025) — Tucson’s leasing market remains active, with a diverse mix of tenant activity across retail, industrial, and office sectors. Of the transactions reported during the week of May 23–27, approximately 55% were industrial leases, underscoring continued demand from service providers, logistics firms, and contractors. These renewals and new agreements highlight the ongoing strength of Tucson’s industrial base, particularly within centrally located business parks such as Exchange Place and South Dodge Business Center.

Office leases made up 27% of the activity, with mental health and professional service providers securing suites in the Northeast submarket, indicating stable demand for smaller office footprints in accessible, amenity-rich corridors.

Meanwhile, retail accounted for the remaining 18%, led by experiential and pet-focused users backfilling vacancies in high-traffic Northwest and Northeast centers. The completion of a 17-year retail vacancy at 9290 N. Thornydale Rd. reflects renewed momentum for localized retail offerings.

Southern Arizona CRE Lease Activity | May 19-23, 2025

TUCSON, ARIZONA (May 27, 2025) — A wide range of commercial lease transactions were completed across the Tucson metro area in recent weeks, spanning the industrial, office, and retail sectors. Activity reflects healthy demand across multiple submarkets, from distribution and warehouse users to professional offices and retail tenants.

Highlighted this week is the ETL Holdco’s lease of 34,680 square feet of industrial distribution space at 777 E MacArthur Suite 111, located in the Central Submarket handled by Jackson Kraft of CBRE and Max Fisher of BRD Realty.  This substantial lease underscores the ongoing demand for industrial facilities in Tucson, particularly in centrally located areas with strong transportation access.

From May 19 to 23, 2025, a total of 70,509 square feet in new leases, approximately 56.4% Industrial, 26.9% Office, and 15.3% Retail, were reported to the Real Estate Daily News.
