Multitenant Industrial Building in Tucson Sells for $2.3 Million Fully Occupied

Grant Road Industrial Park II Building had four tenants, fully occupied at time of sale.

TUCSON, ARIZONA — Coyote Clover 2500, LLC of Tucson (The Clover Company, Paul Kraft, manager ) purchased the 35,600-square-feet of multitenant industrial space from 2500 Coyote, LLC of Tucson (Judy Tenen, member).

The flex, light-manufacturing building, located at 2500 N. Coyote Dr. in Tucson, was purchased for $2.285 million ($64 PSF).

The property sold for investment, 100% occupied with four tenants. AlphaGraphics occupied 75% of building and Gentile Church of Christ (2,800 SF), Integral Development Solutions (3,000 SF) and Ram Plumbing (3,000 SF) the remaining space.

Built in 1980, the building has 12 grade level roll up doors and a ceiling height of 15 ft. Located in the Grant Road Industrial Park II the property sits on a 2.38 acre lot.

Arizona Investor Purchases Successful Medial-Use Property

Phoenix, Arizoa – Sonoran Desert Surgery Center, fully occupied by The Pain Center of Arizona, at 895 S. Dobson Rd. in Chandler has been sold to an Arizona investor.

“This well-positioned property is located a quarter-mile south of the Chandler Regional Medical Center and is the area’s only off-campus outpatient surgery center for general surgery,” says Mindy Korth with Colliers International in Arizona. “The surgery center’s outstanding location, desirable configuration and size, and proximity to the hospital make a great investment opportunity to the buyer.”

Korth, executive vice president with Colliers International in Arizona, represented 895 Dobson LP, an Arizona limited partnership based in North Vancouver, BC Canada in the sale transaction. Korth also represented the partnership in its 2014 acquisition of the property. Keith Ricker of WRS International represented the purchaser.

The Class A ambulatory surgery center and medical clinic building was built in 2008. Constructed on a 1.26-acre site, the building contains two Class C ORs, a procedures room, clinic space and expansion room at below-market rental rates.

Raytheon developing advanced high-power microwave system for US Air Force deployment

System to defeat drones with speed-of-light technology

TUCSON, Ariz. — Raytheon Company (NYSE: RTN) will deliver a prototype high-power microwave system to be deployed to troops overseas under a U.S. Air Force contract. Troops will use the HPM system to destroy hostile drones.

Raytheon’s HPM system uses directed energy to take down drones. HPM’s wide beam can disable multiple targets at one time. The contract follows a separate Air Force contract in which Raytheon will build two prototype high-energy laser systems, also to be deployed overseas. The HPM and HEL systems can be used independently or together to counter-unmanned aerial system threats.

“There’s more than one way to defeat a drone,” said Dr. Thomas Bussing, Raytheon Advanced Missile Systems vice president. “We are delivering the world’s first defensive directed energy systems that can be used alone or in tandem to defeat enemy drones at the speed of light.”

The HPM and HEL contracts follow successful demonstrations of Raytheon’s directed energy systems for the Air Force and the U.S. Army.
