PIMA COUNTY, Dec. 7, 2020 – The Pima County Board of Supervisors Dec. 6 unanimously approved a lease-purchase agreement with American Battery Factory to build a $1 billion battery manufacturing facility south of Raytheon in the County’s Aerospace Research Campus. The company expects to employ more than 1,000 people once the facility is fully constructed and operating.

The Utah-based Lithium Iron Phosphate (LFP) battery cell manufacturer will purchase 267 acres in the ARC to construct the modern manufacturing facility.

“Today’s decision by the Board is another significant return on investment made by the County and taxpayers 10 years ago when the Board took positive steps to acquire the Aerospace Research Campus,” Board of Supervisors Chair Sharon Bronson said. “American Battery is exactly the type of high-wage employer we hoped to attract. I welcome them to Pima County and wish them many years of success.”

American Battery officials said they expect to complete construction by 2026. The company initially plans to employ 60 workers with annual workforce expansions planned through 2028, and a total workforce of 1,000.

The average estimated annual salary the company plans to pay will be $65,000. American Battery also plans to invest $1.2 billion to construct and equip the manufacturing facility. The economic impact will be approximately $3 billion over 10 years.

The facility will support the battery industry, and other industries using semiconductors. This includes EV batteries, commercial use batteries, and retail use batteries. The company’s high-performance batteries are built to be safe, longest-lasting, reliable, and eco-friendly. Lithium Iron Phosphate (LFP) batteries are similar to other lithium ion batteries but are typically more environmentally sound because they do not contain nickel or cobalt, the supply chains for which are heavily reliant on extractive industries.

Pima County acquired the 500-acre Aerospace Research Campus in 2012 as part of a regional effort to remove barriers to Raytheon Missile Systems expanding. The land acquisition allowed for the relocation of a road – renamed Aerospace Parkway – away from Raytheon, to create a federally required safety buffer for the defense contractor, which is the largest private employer in the County. The County has made the site “shovel ready” in that it has upgraded power, water, sewer, and internet utilities and an access road making it ready for development.

JLL Capital Markets led the financing efforts for Villas Litchfield Park, a 153-unit community under construction

PHOENIX, Dec. 7, 2022 – JLL Capital Markets announced today that it has arranged a $30 million construction loan for Villas Litchfield Park, a 153-unit, build-to-rent community in Phoenix, Arizona.

JLL worked on behalf of the borrower, a joint venture between Blue Vista Capital Management and Family Development, to secure the three-and-a-half-year loan through Old National Bank.

Upon completion, Villas Litchfield Park will offer one- and two-bedroom, free-standing, single-story units that offer the privacy of a single-family home with the luxurious community amenities of an apartment complex. All units will feature simulated wood flooring, quartz countertops, stainless steel appliances, in-unit washer/dryers and private backyards. Luxury amenities will include a resort-style pool, fitness center, open turf spaces, outdoor lounge area and grill area.

Villas Litchfield Park is located in a dense infill location in Phoenix’s West Valley, an affluent area poised for further growth. The property is surrounded by a plentiful amenity base, including numerous dining and entertainment options as well as recreational sites. In addition, Villas Litchfield Park has convenient access to downtown Phoenix via Interstate 10 and Highway 303.

Landmark site in Pima County marks major milestone for American Battery Factory’s launch of the first in a planned network of gigafactories to produce LFP battery cells

TUCSON, Ariz., December 7, 2022 — Arizona Governor Doug Ducey and Paul Charles, President and CEO of American Battery Factory (ABF), have announced that Tucson, Ariz. has been selected as the site for the first in a planned series of battery cell gigafactories based in the United States. The site will serve as ABF’s official headquarters and will be the country’s largest gigafactory for the production of lithium iron phosphate (LFP) battery cells at 2 million square feet, providing an estimated $1.2 billion in capital investment, $3.1 billion in economic impact to the state and accelerating the growth of the clean energy economy across the country. Approximately 300 high-paying jobs will be provided in the first phase of the factory’s opening, scaling up to 1,000 cumulative jobs. Positions include operations, production, scientific and technology jobs including research and development, automation and robotics, executive and other headquarter positions.

Through rapid modular construction the company plans to have the headquarters, R&D center and initial factory module built within the next 18 to 24 months. Using cutting-edge construction technology, the building will greatly limit waste at the site, be airtight and will ensure the protection of the battery cells during production.

With high-capacity border and transportation infrastructure, Tucson is an ideal fit for ABF’s vision and will provide the necessary access to ship battery cells to nearby markets.
