The former Tusconix building at 7741 North Business Park Drive in Marana sold for $1.875 million ($37 PSF). The 50,509-square-foot manufacturing facility was vacate approximately two years ago when Tucsonix consolidated operations in Albuquerque, NM and Nogales, AZ.
The manufacturing facility located on 3.15 acres was built in 1982 and includes 3 dock highs and 4 grade level entries, and a 22-foot clear height.
The buyer is an investor that purchased it to lease, and had a tenant waiting to occupy. Although the tenant isn’t being disclosed, we were told tenant improvements would take about 9 months for completion.
According to Pima County recorders, the investor took title of the property under Marana Business Park Partners LLC, a Delaware limited liability company, with offices in Phoenix and Lincoln, NE. The buyer was self-represented in the transaction.

In a separate transaction, SEGUE Property Portfolio purchased the industrial property at 2481 W Poppy Avenue in Tucson for $600,000 ($67 PSF). The buyer is an aviation-related company and will be moving from its current location at La Cholla Airpark to occupy the building.
