Central Tucson 24-Unit Alvernon Apartments Sells for $1.85 Million

TUCSON, AZ (April 8, 2026) — Alvernon Coyote, LLC has purchased Alvernon Apartments, a 24-unit multifamily property located at 2053 and 2099 N. Alvernon Way in Tucson, for $1.85 million.
The seller was EMZ Equity Group, LLC. The apartment complex totals approximately 13,200 square feet and traded at roughly $141 per square foot, or about $77,083 per unit. Built in 1965, the property sits on approximately 0.65 acres in Tucson’s Central submarket.
Alvernon Apartments consists of six one-story buildings, each containing four units. All 24 apartment units are approximately 546 square feet and configured as one-bedroom, one-bath units with walled yards, a layout that continues to appeal to renters seeking smaller, more private living spaces in established in-town locations.
The property is positioned along the Alvernon corridor, an area that offers convenient access to Midtown, downtown Tucson, the University of Arizona area, and major east-west commuter routes. That kind of central infill location has remained attractive to investors, particularly for smaller multifamily assets that can offer steady occupancy and long-term upside through operational improvements or unit upgrades.
Allan Mendelsberg and Joey Martinez, principals and multifamily specialists with Cushman & Wakefield | PICOR, represented both the buyer and seller in the transaction. For more information, contact Mendelsberg at 520.546.2721 and Martinez at 520.546.2730.
