D.R. Horton Acquires 232 Homesites at Estrella in $32.7 Million Deal

GOODYEAR, Ariz. (Sept. 11, 2026) — D.R. Horton is expanding its presence at the Estrella master planned community in Goodyear with the acquisition of 232 residential lots valued at $32.712 million.
Hearthstone, acting as land banker for the Arlington, Texas based homebuilder, purchased the lots from Scottsdale based Harvard Investments Inc., according to real estate database Vizzda. The transaction closed Sept. 3 at approximately $141,000 per lot.
The acquisition includes the remaining available lots within Lucero Village at Estrella, according to Roger Theis, vice president of Harvard Investments.
D.R. Horton plans to build one and two story homes ranging from approximately 1,300 to 2,400 square feet. Model homes are expected to open in fall 2027.
The purchase represents one of the largest recent lot transactions in Goodyear and marks D.R. Horton’s return to Estrella. The homebuilder previously acquired a combined 99 lots in the community during 2019 and 2020, according to RL Brown Housing Reports.
Large residential lot purchases have become less common in recent years, with builders generally acquiring fewer than 100 lots at a time. Theis said builders are still willing to make larger commitments in submarkets where they have confidence in continued demand.
Homebuilding activity at Estrella has remained steady. Builders pulled 193 permits in the community between January and July 2026 and 314 permits during the 12 months ending in July, according to Jim Daniel, president of RL Brown Housing Reports.
Builders have sold 220 homes at Estrella so far this year, surpassing the 214 homes sold during all of 2025. Theis said activity began strongly in 2026 before slowing seasonally during the summer and is expected to increase again this fall.
Located approximately 17 miles west of Phoenix, the 20,000 acre Estrella community is home to about 23,000 residents and 8,700 families. The community includes 72 acres of lakes and more than 500 acres of parks, open space, paths and trails.
Amenities include the Starpointe and Presidio residents clubs, Yacht Club of Estrella, fitness centers, swimming pools and courts for basketball, volleyball, pickleball and tennis. The community is also home to the Nicklaus designed Golf Club of Estrella.
Estrella is owned through a joint venture of Harvard Investments, Värde Partners and Toll Brothers. The partnership acquired the community from Newland Communities for $212.5 million in October 2025.
Harvard Investments is also developing Solstice Foothills immediately north of Estrella. Formerly known as Rio 1900, the development is planned for as many as 5,800 homes.
Additional access to the area is anticipated through the planned southern extension of Loop 303 to State Route 30, a transportation improvement expected to strengthen connections between Estrella and the broader Phoenix metropolitan area.
