Metro East Valley Commerce Center Phases III & IV expands major business park
MESA, ARIZONA – On behalf of Metro Commercial Properties, leading design-build general contractor Graycor Construction Company has started construction on Phases III and IV of Metro East Valley Commerce Center. The five-building, 406,575-square-foot speculative project will expand and complete Metro’s 11-building, 1.1 million-square-foot Class A industrial park, which fronts the US 60 Superstition Freeway in Mesa, Arizona.
Upon completion, the development will be one of the largest master planned commerce parks in Phoenix’s Southeast Valley.
“The Southeast Valley is an extremely diverse industrial market that requires an equally diverse industrial inventory,” said Metro Commercial Properties Principal Ryan Foley. “We’ve designed these final phases – and the entire Metro East Valley Commerce Center – to respond to that need with modern, efficient, well-located industrial space that is flexible enough to accommodate everything from small- to medium-size users to advanced manufacturers and last-mile distribution operations.”
Phases III and IV will feature up to 32’ clear height with dock high and grade level loading. The concrete tilt buildings will range from 58,399 square feet to 112,097 square feet, with interior floorplans able to accommodate office, warehouse, manufacturing and light industrial uses.
Graycor also completed Metro East Valley Commerce Center Phases I and II. Phase I totals 349,049 square feet in four buildings, completed in 2016. Phase II totals 363,000 square feet in two buildings, completed in 2019. All six buildings are currently fully leased.

Metro East Valley Commerce Park runs from Baseline Road to the US 60 freeway, between S. Horne and Auto Center Drive. It offers 1,300 feet of highly visible freeway frontage with direct access to two full-diamond interchanges at Mesa and Stapley drives, providing multiple points of controlled ingress and egress.
Scottsdale-based McCall & Associates is the project architect for Phases III and IV. Chris McClurg, Ken McQueen and Kurt Saulnier of Lee & Associates are the project’s exclusive leasing brokers. Construction on Phases III and IV is underway now, slated for completion in late 2021.
