LevRose Commercial Real Estate announces $5.25M sale of Mesa industrial flex property

MESA, Ariz. (July 30, 2026) – LevRose Commercial Real Estate is pleased to announce the successful sale of an industrial flex property located at 4220 E. McDowell Road in Mesa, Arizona, for $5.25 million.
The transaction was completed by Mark Cassell, Landon McKernan, Cameron Miller, and Joe Jones of the LevRose Industrial Team, which exclusively represented the seller throughout the sale process.
The property consists of a ±20,544 SF industrial flex building situated on ±103,050 SF (±2.37 acres) and was originally constructed in 2006. The asset features durable block construction and offers a rare combination of industrial functionality and extensive office improvements, including approximately 15,494 SF of office space.
Additional features include a professional reception area, a large bullpen work area, a 14’ x 14’ grade-level door, a fully secured yard, and 18 covered parking spaces, making it well-suited for a variety of owner-user and industrial business operations.
The sale presented a unique challenge as the property’s lease was scheduled to expire this year. Recognizing the potential impact of an upcoming lease expiration on the property’s value and marketability, the LevRose Industrial Team proactively identified and secured a buyer before the lease term expired.
Through strategic marketing efforts and strong industry relationships, the team successfully negotiated and closed the transaction, allowing the seller to capitalize on favorable market conditions and avoid uncertainty associated with a tenant rollover.
The transaction also positions the seller for the next phase of their investment strategy.
The LevRose Industrial Team is currently assisting the seller with identifying a replacement asset as part of a 1031 exchange, with the objective of acquiring a property that will generate stronger cash flow and increased income.
