New 100,000 SF Office Building To Be Built at 22nd & Alvernon in Tucson

AZ ITX Partners, LLC an affiliate of Harrison Properties, LLC of Phoenix (James Harrison, managing member) purchased 6.2 acres of vacant land at the southeast corner of 22nd Street and Alvernon Way from Evergreen Development Company of Phoenix for $1,382,842 ($5 PSF). The site is a portion of the former 19 acre DeAnza Drive-in Movie Theater that Evergreen bought the 19 acre property, which was Tucson’s last operating drive-in movie theater from De Anza Land and Leisure Corporation in 2009. The theater opened in 1951 under the name Cactus Theater.

The 6.2 acres will be developed for a professional office building, approximately 100,000-square-feet in size, by Harrison Properties a real estate developer.

Hank Amos of Tucson Realty & Trust Company of Tucson represented the buyer. Greg Furrier, Principal and Rob Tomlinson, Retail Specialists with Cushman & Wakefield | PICOR, represented the seller Evergreen Development Company in this transaction.

Rob Tomlinson and Greg Furrier sold other portions of the original 19 acre property to Progressive Insurance and Quik Trip. There are 8 acres remaining to be sold and developed, including frontage Pads on both 22nd Street and Alvernon Way.
