New Boat and RV Storage Coming to Queen Creek

Phoenix, AZ – October 26, 2022 – The Southeast Valley continues to thrive in the commercial real estate industry. Over the last several months, investors and developers continue to seek out land or commercial property that is available for relocation, expansion or simply to build new commercial buildings. Sperry Commercial – Insignia CRE’s Managing Director, Neil Sherman, CCIM represented the seller in the disposition of ±5.1 Acres in Queen Creek, AZ.  There is a new Boat and RV Storage coming to town.

The land is located on the southeast corner of Sossaman & Riggs Rd. and sold for $1,380,000. The property is in an affluent neighborhood with several high schools, churches, and residential communities within a 5-mile radius, including Queen Creek Estates, Seville Golf & Country Club, Sossaman Estate, Roman Estates and more.

There are approximately 17k vehicles per day combined at that lighted intersection. The submarket in this area is experiencing very strong growth and the buyer, JPD Properties, LLC chose this area to build the new Boat & RV Storage facility. Insignia’s Neil Sherman stated, “Everyone involved needed to be a bit flexible and extremely patient in order to get this deal closed.” Sherman also noted, “The buyer should especially be commended for their laser-focus and ability to stay on task, at times in the face of significant pushback from several of the parties involved.”

The buyer was represented by Neblis Francois with City to City Commercial. Due to the original zoning in place, the deal was pushed back in escrow over a long period of time.  The buyer had to meet with the Town of Queen Creek and Maricopa County to request new zoning and entitlements. Francois said, “The Greater Phoenix Area, particularly the Southeast Valley, has experienced phenomenal growth over the past 24 months. With majority local resident support and municipality approval, the site’s proposed project is indicative of the community’s desire for much needed retail services”
